The auction features a piece of Estonian history! The Kukruse Polar Manor complex, with its rich history and buildings constructed centuries ago, is seeking a new owner.
An ideal opportunity for those who wish to develop tourism in the region, organize beautiful and memorable events, or wish to become residents of the manor. All furniture and exhibits visible in the photos will remain in the buildings, allowing the new owner to continue organizing events or living at the manor after receiving the keys.
As a bonus, there is an auxiliary building on the business land property, where it is possible to create a restaurant if desired.

The cadastral unit of the manor has an area of 52,791 m2 and its purpose is 100% public building land.

MAIN BUILDING - The main building of the Kukruse Manor complex (Building Register code *120248055).
According to the Building Register, the main building was taken into use in 1860, but in reality construction of the building began around 1760. During the 19th and 20th centuries, the architecture of the building was continuously expanded.
The main building has a closed net floor area of 1,860.3 m2 and a building footprint of 1,276.6 m2.
The grand halls in the center of Kukruse Manor House seem designed for various events and celebrations: a long and narrow ballroom is intended for weddings, meetings, and seminars. Using sliding partitions, the hall can be divided into smaller and more intimate spaces.
A white self-playing piano makes the concert hall particularly beautiful with its relief patterned wallpaper – the light and shadows from the ceiling and wall sconces play on it like the aurora borealis. It feels like being at a Snow Queen's reception.
From the basement of the manor, you can find truly polar and mysterious, even slightly eerie rooms. Here it is winter year-round, polar foxes howl and winds howl. In the Polar Adventure room, children and the young at heart await a slide with safe snow balls.
The permanent exhibition of the manor has aimed to introduce representatives of this famous Toll family and their accomplishments.
The house has been renovated and extended, with wings added to the east and west sides. At the end of the 19th century, a second floor was also added.

HISTORY
Kukruse Manor was first mentioned in 1453 as belonging to Fromhold Lode. In 1745, Caspar von Engelhardt inherited the manor, and in 1762, Friedrich von Toll acquired the manor, laying the foundation for the long-term rule of the Toll family at Kukruse. In 1923, the manor was nationalized.
The current manor house began to be built in the 1760s.
During the 19th and 20th centuries, the architecture of the building was continuously expanded. By the beginning of the 20th century, the number of auxiliary and support buildings at the manor was 30. A windmill, barn building, ice cellar, and cattle barn complex have been preserved. A grain dryer has been partially preserved.
During restoration, an underground vaulted passage leading from the manor house was discovered and opened, whose construction date and purpose remain unknown to this day.
The most important owner of Kukruse Manor was the history-minded military colonel Robert von Toll (1802-****). He also established a school at Kukruse, and one of his passions was the development of Estonian railways. Thanks to him, the Kukruse Manor park was created, which at the time was considered one of Estonia's most species-rich parks.
Kukruse Manor and the Tolls are remembered in history as among the first users of oil shale for industrial purposes, as their distillery operated on oil shale heating. The area near Kukruse Manor was one of the first places where oil shale was mined, which there partially extended to the surface.
Explorer Eduard von Toll traveled nearly 25,000 kilometers on geological research expeditions on the Yana, Indigirka, and Kolyma rivers, but did not return from searching for Sannikov Land. For this reason, Kukruse Manor bears the name Polar Manor. A boat-shaped granite memorial has been erected to him at the family cemetery south of the manor. From the central axis of the main building, a larch alley one kilometer long leads there.
The manor building was restored in 2009-****, after which it was opened as a museum under the name Kukruse Polar Manor. From 2010 until 2023, the manor house housed the Polar Museum SA Kukruse Polar Manor, as well as a thematic educational and entertainment center.

Kukruse Manor is located in a picturesque location - in front of the Kukruse Manor main building is a spacious free-form park, which isolates it from the group of farm buildings.
In front of the manor stretches a century-old four-row larch alley to the road, and in front of the manor it is decorated with a magnificent rose garden.
Kukruse Manor is located near the Tallinn-Narva highway and is visible to road users.
Between Kohtla-Järve and Jõhvi runs a convenient and safe cycling path that also passes by the manor complex. Kukruse Manor is approximately 6 km away from both Jõhvi and Kohtla-Järve.
The nearest bus stop is located on the roadside, half a kilometer away from the manor.
