THE BUILDING
A former factory building with thick limestone walls has been converted into an apartment building. In addition to residential spaces, the Art Depo gallery also operates in the building. The house is surrounded by a gated common courtyard with a swing and sandbox for children, and a grilling corner for summer gatherings.

APARTMENT
With high ceilings (~4 m) and a spacious layout, the apartment offers a comfortable living environment. Upon entering, there is a spacious wardrobe on the left and a large mirror on the right. Directly ahead is an open kitchen-living room.

The kitchen is fully equipped – kitchen furniture, stove, oven, refrigerator, and dishwasher. A doorway from the living room leads to the bedroom, which can be separated by a sliding door. Behind the same sliding door is a practical storage space for household items. The kitchen furniture dates back to the apartment's early days, and although everything works, it needs modernization.

The bedroom has a large wardrobe, and to the left when entering from the living room are the WC and bathroom. This area can also be separated by a sliding door. At the back of the bathroom, there is a small shower corner and a steam sauna. A separate corner is available for the washing machine and dryer.

The living room has space for a sofa and a large TV. A fireplace adds coziness – an ideal companion for winter evenings.
The sun shines into the apartment from the south until sunset – this is the brightest apartment in the building.

A heated storage room on the first floor is included with the apartment.

PARKING
The parking spot belonging to the apartment is located within the garden area, right in front of the apartment's windows.

MAINTENANCE COSTS
Comprehensive utility costs average 320 € per month in winter and 200 € per month in summer.

Kalamaja is a quiet, family-friendly, and art-loving area where historical environment meets contemporary design. Cafes, restaurants, and cultural centers are within walking distance.
