ARCHITECTURE AND INTERIOR DESIGN
The architecture of the planned buildings is high-level and exclusive, created by renowned architects from the architecture firm Molumba OÜ. The building has an elevator and the building's projected energy rating is B.
The common areas of the apartment building and the apartment interior design packages have been developed by interior architect Annika Lill.
Clients have the opportunity to choose from four interior design packages.
BUILDING
One 45-apartment apartment building will be constructed on the Raudsilla Street 1 property, with 6 floors plus an attic floor. The main entrance to the apartment building is located on the 1st floor on the northwest side of the building facing Raudsilla Street. The entrance includes a representative foyer with a seating area. On the 1st floor are storage rooms, a bicycle storage room, technical rooms, and five apartments. Floors 2-5 are similar, with differences in individual apartment layouts. Each floor has 8 apartments, with sizes varying minimally. On the 6th floor of the building are three apartments similar to the typical floors and five larger apartments extending to the attic floor. The building's projected energy rating is B.
BALCONIES, LOGGIAS OR TERRACES
All apartments have balconies, loggias or terraces. The perimeter of apartments on the 1st floor includes outdoor terraces, which provide an extension of living space to the yard. The outdoor terraces are enclosed by a low steel mesh fence, which is hidden in the vegetation surrounding the terraces. The terraces have wooden flooring. Floors 2 through 6 have balconies and corner apartments also have loggias. The loggias are enclosed with glass railings, the upper parts of which can be folded away. Some of the attic floor apartments have roof terraces. The attic floor also has one shared terrace of 50.2 m².
HEATING
The building's heat supply is based on district heating. The apartments have water floor heating, including in bathrooms, which allows for cost savings compared to electric floor heating. Thanks to modern solutions, it is also possible to keep the bathroom floor warm in summer. The temperature in each room of the apartment can be adjusted individually with a thermostat located on the room's wall.
VENTILATION
The building has a central heat recovery ventilation system. The ventilation unit is located in the technical room of the attic floor. The ventilation systems serving the building have been designed with cooled supply air. The cooling is designed with direct evaporation through heating coils. Kitchens are equipped with range hood readiness.
Some apartments have the option to install separate cooling units, so-called multisplit cooling.
SECURITY
Video surveillance cameras are located in front of the entrance and elevator on the 1st floor. Video surveillance cameras are also located at the parking garage entrances and one camera is directed toward the playground. Apartments have security system readiness installed (cabling). From Raudsilla Street, the parking lot is separated by a barrier gate.
PARKING
The parking building is located between the apartment buildings and is largely hidden underground, with the above-ground part functioning as a regular parking lot. Only the above-ground portion extending from the ground on the Juhkentali Street side reveals the parking building's total volume. This volume is covered with transparent steel mesh with climbing plants growing on it to soften the parking building's appearance and better integrate it into the landscape. Access to the above-ground section is from Raudsilla Street and to the underground section from Juhkentali Street. The parking lot is limited by a barrier gate and a closed garage door. Pedestrian entrances are on the south and east sides of the parking lot, and in the first phase, three of the four planned pedestrian entrances will be constructed.

COURTYARD
On the northeast side of Joaoru Residences Quarter is a large playground equipped with benches, trees, shrubs and other amenities for pleasant leisure time. Bicycle storage racks will be constructed in the courtyard. The quarter's sidewalks will be connected to the perspective Joaoru promenade's pedestrian and cycling paths. Next to the property entrances are Molok-type waste containers. The courtyard area is not enclosed by a fence.
