LOCATION

LAYOUT
The single-family house has an open layout and functional use of space. The house includes:
- entrance hall,
- open-plan kitchen with living room,
- four bedrooms,
- wardrobe,
- shower room-toilet,
- sauna room,
- separate toilet and
- technical room
with a total area of 129 m2 (see floor plan in the photos).

CONSTRUCTION DESCRIPTION
The foundation will be constructed as a slab foundation. The load-bearing structure of the external walls is timber frame 45x195 mm, with mineral wool 280 mm in between. The facade is clad with vertical boarding. The attic floor is insulated with a layer of loose-fill wool approximately 500 mm thick. The roof is covered with classic profile sheeting. The windows have PVC frames with 3x glazed units, dark grey on the outside and white on the inside.

TECHNICAL SYSTEMS
Heating is planned to be solved with an air-to-water heat pump. Heat distribution is based on water underfloor heating. As an additional heat source, a fireplace stove preparation in the form of a modular chimney will be built in the kitchen-living room. A sauna will be installed with an electric heater.

Ventilation is solved with a mechanical heat recovery ventilation system with supply and exhaust ventilation installed in the building.

The designed house meets energy efficiency requirements both in terms of its insulation and the electrical systems used.

PLOT
Access to the property is from Tähtvere Street.

Where possible, existing tall vegetation will be preserved. In front of the building and under the shelter, a stone-paved platform will be built for parking.

UTILITIES
On-plot connections to all utilities have been built (water, sewerage, electricity, telecommunications). The provider of water and sewerage services is AS Emajõe Veevärk.
