A 2.37 hectare plot with exclusive building rights is on offer in Otepää Nature Park.

The maximum number of buildings allowed on the property is three (main building, auxiliary building and substation). The maximum permissible building area is 1920 m2.

Within the building area, in addition to the construction of buildings, the construction of roads, parking, green areas and various facilities necessary for the operation of the plot is also permitted. In the area marked with the planned green area sign, the construction of roads, parking areas is also permitted. Within the peripheral area of the road, the construction of structures above the ground is not permitted.

HEATING SYSTEM
The heating of the planned buildings is planned to be local heating.

ELECTRICITY
The location of a new substation is planned for the Sepa cadastral parcel, which must be accessible 24 hours a day.

WATER SUPPLY AND SEWERAGE
The water supply for the planned buildings is planned to be provided by the public water supply network.
The wastewater from the planned buildings is planned to be discharged into the wastewater sewerage system in accordance with the technical conditions issued by AS Otepää Veevärk.
