An operating hydro-electric power station including all permits and connections at sale!
Vetla hydro-electric power station and the surrounding units of immovable at sale in the most unique place of natural beauty by the Jägala River in North Estonia, Anija Rural Municipality, by Kose-Kehra road from Alavere towards Jäneda,
The immovable at sale is located about 45 km from the border of Tallinn.
The hydro-electric power station is on the biggest (about 3ha) immovable unit and agreements in relation to the sale of all the units of the immovable are possible. All permits and connections for the production of electric energy are available. Production capacity is about 150 kw (solar panels, additional turbines).

ABOUT HISTORY

Vetla water mill was first mentioned in history at the end of the 16th century. At the beginning of the 20th century flour was made and timber was sawn there. The water mill operated the saw mill and the flour mill. Also electricity was produced for lighting the surrounding dwelling houses and the mill. Vetla water mill still stands in its ancient glory by the millpond but is not operated.
The hydro-electric power station started its activity in March, 2003. Since that time the surroundings have changed a lot. Significant resources have been invested in the maintenance of the electric power station and the surroundings. There is also an agreement concluded with the local village society (if wanted) to restore the mill with the aid from the EU.

BUILDINGS

The immovable comprises the Vetla millpond fish access, the Vetla millpond and the former Vetla mill, the building on the bank (built in 1931, closed net area 232 m2), the outhouses (sauna, animal shed, workshop). The building has two storeys with 8 rooms. Recently a new roof has been installed and a terrace being built.


TECHNICAL SPECIFICATION OF THE HYDRO-ELECTRIC POWER STATION

Vetla hydro-electric power station has two turbines and generators with the nominal capacity a` 55 kw (altogether 110 kw). Currently the water level may be 60.90 abs, according to which the allowed height is 3m. It could be raised up to 61.30 abs. The productivity would increase about 15-20%. The size of the reservoir is about 5 ha, which is partly located within the boundaries of the immovable.
The production of energy is about 55-60 kw/h. The produced energy is sold to the distributor (valid contract with Elektrum Eesti OÜ).
Turbines and generators are in good order. The automatic systems were renewed in 2015. The installed automated screen (Danish product, stainless steel) regulates and maintains the required level of water. At the end of 2015 Vetla millpond fish access was constructed according to the special requirements of water use. The fish access consumes about 1.0 m3/s of water and is properly built and suits the surroundings very well.


CONDITIONS OF SALE AND OTHER AGREEMENTS

The owner of the plant and the plot of land is Vetla Jõujaamad OÜ. In case of sale, VJJ OÜ shall be sold together with the real estate and all permits and licences. It includes also the old mill and the building of the sawmill. There is an agreement with the local village society to restore the old windmill (if this complies with the plans of the new owners). The plot of land surrounding the hydro-electric power station is private property and is at sale together with VJJ OÜ.
It is possible to install one more turbine (e.g. with regulated blades) to enable sustainable use of water during a dry season. It is also possible to install solar panels. This is supported by state aid for green energy paid by Elektrilevi, which is about 2/3 of the current exchange price.
The hydro-electric power station is fully automated and operates without the need of continuous supervision. However, a supervisor is hired, who checks the operation of the hydro-electric power station (the main duty is to remove debris and other floating stuff).
The place is very exclusive. According to the agreement the entire complex is at sale, including also the dwelling house together with outbuildings on the high left bank.

LOCATION

Anija Rural Municipality is located on the south-eastern border of Harju County; the neighbours are Aegviidu, Kose, Raasiku, Jõelähtme and Kuusalu Rural Municipalities in Harju County and Albu Rural Municipality in Järva County and Tapa Rural Municipality in Lääne-Viru County. The majority of the land in the municipality is covered by forests, marshes and bogs.
In the north-eastern part of the municipality there is Põhja-Kõrvemaa, and in the south-eastern part Kõrvemaa landscape protection area; there are also Anija, Niinsoni and Maapaju nature protection areas and other places of interest, reservoirs (total 318 ha): Soodla, Kaunissaare, Raudoja and Aavoja; rivers (the biggest ones are the Jägala and Soodla River), creeks and canals.
The area is not densely populated; there are big forests full of wild berries and mushrooms for people who like hiking and sports, enjoy peace and nature. Throughout the year people come to hiking and skiing tracks located in Põhja-Kõrvemaa and near Aegviidu.

It is a beautiful place in the middle of untouched nature but at the same time not too far from the town.
