Unique apartment of 112.7 m2 located on the 30-th (top) floor at Tornimäe str 7.
The object includes a storage room of 4 m2.
An enchanting view of the Old town and the Gulf of Finland unfolds from the apartment windows. The division of interior premises consists of a living room, a bedroom, an office-workroom, a separate wardrobe, a sauna/bathroom, two lavatories, a utility room, a wide hall and a guest wardrobe in the hall.
The floors in the hall (incl. the guest wardrobe in the hall), kitchen area, lavatory and utility room of the apartment are covered with Emperador Dark marble and the living room floor with Nero Marquina marble. The floors in bedroom, office-workroom and wardrobe are covered with carpeting. The sauna/bathroom is tiled with ceramic tiles. The floors in the sauna/bathroom, lavatory, living room and hall have floor heating.
The production of such manufacturers like Minotti, B&B, Gallotti&Radaice, Bonaldo, Ivano Redaelli, Antonio Lupi, Safretti, Poliform and others has been used in the apartment. The accessories by Ralph Lauren Home and Hermés have also been used in interior decoration. Lighting fittings – Vistosi and Viabizzzuno. Kitchen and domestic appliances – Miele, Gaggenau.
The apartment and equipment related thereto can be technically supervised and controlled in real time. For example, it is possible to control the temperature and humidity in the rooms, the access control system (for lock control, door opening, etc.), the security system (including the alarm system and CCTV), lighting, cooling, (floor) heating, curtains, audio system, sauna, etc.
A big touch panel has been built into the wall for that purpose with which the whole apartment can be controlled. CCTV camera images of the apartment, whether forecast, times for sunset and sunrise, traffic situation in the city and the video image of traffic intersections can be displayed on the screen. In addition, remote control can be performed for example by using a computer, telephone, tablet computer, etc. The equipment and their adjustments can be locally controlled also by Busch-priOn® central control devices which are located in each room. The switch keys in the rooms have the ability to self-learn and allow saving the so-called scenes (lighting, position of curtains, etc.) which enables to restore the desired atmosphere next time with a single button press. The button press is connected to software which basically enables to change the function of every key; it is also possible to define different keypresses, e.g. a double press, left/right keypress, holding down a key, etc.
The sockets can also be remote controlled, for example, these can be switched off from the circuit. The computer network cabling is CAT 6. There are two Wi-Fi networks – an apartment owner’s private network and a guest network.
In general, there are 3-4 different light sources in the rooms in addition to which there is RGB lighting in the living room, the sauna, the hall and the bedroom with which the desired atmosphere and mood can be created (e.g. red, violet, yellow or some other desired RGB colour combination). When customarily used, RGB lighting in the hall is intended for lighting the items which have been placed on shelves but when the sauna is switched on, the colour glow will change according to the sauna temperature – blue-yellow-orange-red and this is visible from the living room indicating that the sauna temperature is sufficient for using the sauna.
The lighting fittings in all rooms can be dimmed (adjustable luminous intensity). The lighting fittings in the wardrobe and the utility room are additionally equipped with a motion detector which enables to automatically switch on the lighting fittings in the rooms. The utility room has everything required for the performance of household works.
The wardrobe in the hall is separated by a white leather electric curtain; the wardrobe lighting is activated when the wardrobe is opened. There are electric curtains manufactured by Swiss manufacturer Création Baumann in the rooms and also tulle and silk curtains.
It is possible to create different automated schedules for controlling the equipment; for example, to adjust floor heating and/or cooling so that it would actively work only when someone is at home. When the dwellers leave home, a passive schedule activates, i.e. heating/cooling/general ventilation is minimal, the so-called “goodbye” button switches off all electronics and lighting and guarantees that no equipment remains switched on (also switches off the sockets) and activates the security system.
A Safretti bio fireplace has been built into the cupboard console in the living room.
There is an integrated audio system in the rooms, the hall and the sauna/bathroom which enables a radio, CD, Spotify, TV, etc., input as the sound source. In addition, it is possible to listen to different sound inputs in the rooms.
The apartment is equipped with a higher-level security system than usually, including an access control system, video surveillance (together with motion detection notification which is sent, for example, to a telephone or e-mail), information concerning the activated security system, movement inside the apartment, perimeter guarding (so-called invisible security boundary for the detection of unusual movements).
There is a 24-hour doorkeeper/guard in the lobby in the building at Tornimäe 7. The staircase is locked and the house is safe. Parking under the building is free for dwellers and there is a Europark parking house in the underground garage. There are several public and private parking areas next to the building.
Prior background information concerning the potential tenant is required as the precondition for seeing the apartment, therefore we ask you to coordinate the meeting in advance by e-mail.
