Lõunpargi Quarter consists of three residential buildings, and construction of the building at Spektri St. 9 began in June 2026. Completion of the first building is planned for early summer 2027.

The buildings constructed in subsequent phases are connected to each other through underground parking, and two buildings form one unified whole.

Spektri St. 9 is a five-story residential building with an elevator, containing a total of 33 apartments — with a selection of 2-, 3-, and 4-room homes. It is an A-energy class stone building equipped with modern technical systems and district heating. All apartments have cooling system readiness.

Parking spaces will be created partially in underground parking and partially in outdoor parking. One parking space in the building's 1st floor is included in the price of each apartment, a parking space in the building's underground garage can be purchased for 10,000 euros, and a space in outdoor parking costs 6,000 euros.

Reservation Information
To reserve an apartment, a notarial sales agreement is concluded, with 15% of the apartment's purchase price paid to the developer upon signing.
It is possible to reserve an apartment verbally for free for up to two weeks. If needed, a longer-term reservation agreement can be concluded with a reservation fee if more time is required to arrange a bank loan or other financing options.

Developer
The development project is being implemented by experienced real estate professionals — Andrus Võsso and Rein Liiva, members of Lõuna Kinnisvara's management, and Reiko Kallion and Raul Joonasson, members of Rare Kapital's management.
Over more than 23 years of operation, Lõuna Kinnisvara has renovated and built dozens of residential apartment buildings in Tartu and developed residential areas in Kastre and Luunja municipalities.
Rare Kapital's team has long-term experience in real estate development and project management, covering both residential and commercial real estate development as well as investment project management.

Builder
The construction partner for the development project is Dorpat Ehitus, which has more than ten years of experience in the construction sector. The company has become a strong player in both general contracting and real estate development during this time.
Since 2020, Dorpat Ehitus has built over 600 residential and commercial units and more than 50,000 m² of residential and commercial space in Tartu and its surroundings.
