Von Wahli Residents is a unique development project in Tartu where a historically protected log building is being restored into a modern residence. The property at address Staadioni 81//83 is located on a high Emajõgi riverbank in a manor park. The apartments gain added value from ceilings over 3 m high and original large windows and doors.

The apartments facing the park have windows towards the south and evening sun and offer enchanting views over the city and the Emajõgi river.

CONSTRUCTION INFORMATION
The surviving elements and materials of the historic building are restored as much as possible and are restored or replaced with original materials, with many original components being reused. The building's magnificent wide wooden stairs with railings are also being restored.

Due to the special requirements of heritage protection, conventional finishing solutions and materials are not used in the construction. The project-based solution is the Baumit product line KLIMA from an Austrian manufacturer of building materials with international reach.

Load-bearing structures: Cross-laminated timber – a construction with natural wood character.
Intermediate floors: Wooden beams.
Partition walls and load-bearing walls: Cross-laminated timber or wood frame, using fermacell boards. Walls are covered with lime mortar plaster, the plastered surface ensures good breathability for the building.
Roof: Sheet metal roof with attic.
Plinth: Natural stone which emphasizes the historical appearance.
Façade: Wood cladding with niches in details. Insulation – 50 mm cellulose wool from outside, 30 mm cork mat from inside.
Windows: Double-glazed windows in wooden frames.
Doors: Exterior apartment door – wood, interior doors - wooden panel doors.

Ventilation: Two central ventilation units with heat recovery, electric heater and cooling module ensure quality indoor climate in the building.
Heating: District heating, radiant floor heating with water carrier in apartments. Each room temperature is separately adjustable.

Terrace floor boards: A very unique material produced in Finland with the product name "Stone Wood". The raw material is quality Karelian pine, which is processed without poison and the final product is non-toxic. The product is 100% maintenance-free and the manufacturer provides a 10-year warranty against rot and swelling. Due to its special treatment, the material has high fire resistance (cert B-s1d0) and does not heat up in the sun.

Parking and courtyard area: Entrance and parking areas are covered with various concrete pavers. The back courtyard has a green area with high planting and native trees, where there is a recreation and play area for residents. The plot also has a pergola, which creates a pleasant leisure place for residents.

Cable sleeves will be installed in the parking area for electric chargers, allowing the apartment association to build charging points as needed.

The builder of Von Wahli Residents is Villaare OÜ, which has operated in this field for 20 years and has experience in restoring similar heritage-protected buildings in Tartu, such as the apartment building at Vallikraavi 10.
