A bailiff is selling property in a public electronic auction in the environment of the Chamber of Bailiffs and Bankruptcy Administrators' auction center at https://www.oksjonikeskus.ee/oksjon/view/?okid=100039:

The subject of the auction is a real property registered under registry entry no. 1-5-6-*-*-*-*-* in the land register office of Tartu District Court, located at Harju County, Tallinn, Lasnamäe District, Kivila Street 16 // 18 (cadastral number 78403:310:0360, residential land 100%) 647/156282 share of the real property and the object of special ownership, residential unit no. 84 Kivila Street 18, which has a total area of 64.70 m2 and which is marked as 84 in building no. 2. The special ownership was created according to the special ownership agreement dated 30.10.2003 and the building division plan that is part of it.

Registered as owners in Section II are co-owners Gennady Ivanov, Karina Lebedeva-Ivanova.

Under entry no. 1 in Section III is registered a prohibition mark in favor of bailiff Risto Sepp.

Under entry no. 1 in Section IV is registered a mortgage in the amount of 81,770.00 euros in favor of Swedbank AS. The property owner at any time is obliged to be subject to immediate enforcement to satisfy the claim secured by the mortgage.

The residential unit is 3-room (building part area 64.70m2), located on the 3rd floor of a 9-story residential building. The apartment was renovated in 2024.

RIGHTS TO BE DELETED, LIABILITY FOR DEFECTS, RISK:

The auction is conducted to terminate joint ownership and after the real property is sold at auction, the prohibition mark and mortgage will be deleted.

NB! The winner of the auction acquires the property in the condition it is in and the bailiff does not provide the acquirer any confirmations or warranties regarding the property or its documentation and is not liable for possible deficiencies in the documentation.

The real property is not in the direct possession of the bailiff and the bailiff does not arrange the transfer of possession to the new owner.

In accordance with § 43, subsection 2 of the Apartment Ownership and Apartment Association Act that came into force on 01.01.2018, when an apartment ownership is alienated in enforcement proceedings, the acquirer is not liable to the apartment association for obligations that have become due as a result of the apartment ownership of the alienator.

EE557700771001560001 (LHV Bank). Payment description: "Security deposit 17.08.2026 09:30 for participation in auction ID100039. Real estate: Tallinn, Kivila Street 18, Tallinn, Harju County". The security deposit is considered paid as of the moment it is received. The security deposit must be received by 17.08.2026 at 09:30 at the latest. Later payments will not be taken into account. The buyer's paid security deposit is credited toward the purchase price, and for other auction participants it is returned on the working day following the auction day.

Registration for the auction begins on 20.07.2026 at 09:30 and ends on 17.08.2026 at 09:30.

A person is registered as an auction participant if the registration request and its necessary attachments comply with the auction conditions, the security deposit has been paid, and the person may participate in the auction as a bidder.

The auction begins on 17.08.2026 at 10:30 and ends on 25.08.2026 at 10:30. The extended ending interval is 5 minute(s).

The bid increment for bids made at the auction is 200 euro(s).

Bids can only be made in the auction environment in accordance with the conditions specified in the auction environment.

The winner of the electronic auction must pay the purchase price in the manner specified in TMS § 93 subsection 3 on the working day following the end of the auction. If the purchase price exceeds 12,700 euros, one tenth of the purchase price must be paid on the working day following the auction and the remaining price must be paid within 15 days.

RIGHTS OF THIRD PARTIES

Third parties must notify the bailiff of their rights to the property being sold before the auction begins, if they have not already been notified to the bailiff, and must substantiate those rights upon the bailiff's request. Persons who have rights that would prevent the auction must reach an agreement with the creditor or obtain a court ruling to end or suspend the auction before the day of distribution of proceeds.
