PROJECT OVERVIEW
This is a 2-storey stone building in Loo village, located only a quarter hour's drive from the center of Tallinn. The developer is adding a 3rd floor and will build 9 unique attic apartments there, so everything from floor to ceiling is new. The apartments will be completed by April 30, 2026 at the latest.
During construction, a new floor will also be made, which is completely separate, and the heat source for the apartments is based on central heating with underfloor heating.
All apartments have dormer windows (the part protruding from the roof), which add even more space and light to the apartments. What is particularly important – attic apartments are a great rarity in the area, which is why demand for them is high. This creates excellent expected value growth and makes the apartment easier to sell later.
During construction, the building's facade will also be renovated, stairwells will be renovated, the building's heating system will be replaced, and water and sewage pipes will be replaced. Thus the building will get a new and nice appearance to also offer competition in the future and good real estate value.
The floor area of most apartments is larger than the sold square meters, because officially the square meters of apartments are calculated from 1.6m upwards. So visually and practically there is more space in the apartment. This also creates spaciousness and openness for the apartments, and by using this space cleverly, it is a good opportunity to create something great.
