Project introduction
A new apartment building with a distinctly Nordic character, Madli 1, is located in the Kitseküla district, which has a long and interesting history and is increasingly attractive, open, and diverse living environment for Tallinn residents. The new home is surrounded by a secure courtyard, low buildings, and green landscaping, which together create a quiet and cozy small-town atmosphere.
Madli 1 was designed by the experienced and recognized architect Indrek Suigusaar from the Pluss Architecture Bureau. The 75-apartment building is characterized by a thoughtfully structured design. The apartment building is divided into five separate entrances, which creates a cozy and small home-like feeling for each stairwell.
The apartment building features large-windowed, light-filled, and spacious 2-4 room apartments. Ceiling heights in living spaces are 2.7 m on the 1st-2nd floors, and 2.8 m on the 3rd-4th floors. Some 4th-floor living spaces have visible wooden roof beams. Most apartments have spacious loggias or roof terraces.
The building has 3 passenger elevators located in the 4-story volumes. Thanks to consciously designed technical systems, materials, and selected technical solutions, the building has an energy rating class A. The heating solution is based on a district heating system. All living spaces have room-based adjustable underfloor water heating, which ensures uniform indoor temperature. Each apartment has an apartment-specific heat recovery ventilation system (separate ventilation unit). Additionally, all apartments are designed with cooling readiness.
Parking spaces are located on the -1st parking floor (unheated) and on a parking area located away from the building. Storage rooms are located on the -1st and 1st floors for most apartments, with some on the 2nd-4th floors. Common lockable rooms for bicycles, scooters, and strollers are on the -1st and 1st floors. On the southern side of the property, there is a cozily lit, landscaped, and fenced outdoor area with a playground for children, including a swing and sandbox, as well as tables and sitting benches for adults. The entire property's landscaping is integrated with existing high greenery, creating a natural, nature-close, and small-town-like environment.
The apartment building features a convenient smart home solution, and apartments are equipped with a touch screen that allows control of various home functions. The smart home solution can be managed via a mobile application even when away from home. A license plate recognition camera is installed at the entrance to the underground parking.
The surrounding area has everything needed for everyday life – schools, kindergartens, public transport stops, gyms, large grocery stores, health centers, cafes, and restaurants. The city center is practically just a few steps away. No more sitting in annoying traffic jams, as the easiest way to reach the city is by scooter or simply taking a short, refreshing walk!
