Bonava Estonia offers the possibility to postpone the purchase of an apartment if the buyer unexpectedly loses their job or the sale of the property pledged as collateral takes longer than planned. This way, the company gives home buyers peace of mind that they won't have to give up on a real estate transaction for a newly developed apartment in case of unforeseen circumstances.

As the first real estate developer in Estonia, Bonava has decided to offer a flexible apartment purchase option. "Due to today's economic environment, people understandably have greater fear of taking on various long-term obligations. We want home buyers who have reserved a suitable apartment not to have to give it up immediately in case of unforeseen circumstances," said Lauri Laanoja, Head of Sales and Marketing at Bonava Estonia.

The safe home purchase solution is helpful, for example, when an apartment buyer or one of the buyers loses their job immediately before signing the purchase agreement due to reasons beyond their control. In such cases, it is possible to postpone the apartment purchase, or the effective date of the property right agreement, for up to 5 months. On the condition that the person has registered as unemployed and receives unemployment insurance benefits.

"In addition to the fear of losing income, we have also experienced home buyers' concern about what happens if they cannot sell their previous property fast enough to cover the down payment for the new apartment," said Laanoja. Therefore, the safe home purchase solution also provides flexibility to the client in this regard.

If the listing of the apartment to be sold as collateral for the new home has been posted on a well-known real estate portal for at least two months and its selling price is in accordance with the current valuation report, Bonava Estonia is prepared to postpone the conclusion of the property right agreement for up to 3 months.
