YIT Builds New MotorCenter at Laagri
YIT Estonia is preparing for the construction of another MotorCenter business building in Saue municipality, in Laagri, which is growing into the Gate Tallinn business park.
„We have received a building permit for the 3100m² MotorCenter Laagri construction, and we are currently actively negotiating to find tenants for the building. To date, we have interested parties for approximately one-third of the center's 13 retail spaces," said Indrek Jakobson, head of YIT's commercial real estate development department.
The YIT MotorCenter concept was developed in Finland, where approximately ten business buildings have already been built for vehicle maintenance and trade purposes for auto-moto, tool, sports goods, and other technical or leisure and lifestyle sector companies.
„The fact that the concept also works in Estonia has been confirmed by the successfully launched MotorCenter Peetri, Lasnamäe, and Tähesaju centers in recent years. The positive feedback received from the clients of these centers and the entrepreneurs operating there gives us confidence that MotorCenter Laagri will also develop into a popular and heavily visited service center in the future," said Jakobson.
According to him, the advantage of the new MotorCenter is smaller retail spaces than average, which expands the range of potential service providers.
„There is not much availability of 200-250m² sized spaces in the vehicle maintenance and trade sector, although our previous experience shows that there is great demand for such retail spaces. At the same time, we offer those interested with larger space requirements the opportunity to combine existing spaces – we are ready to flexibly adapt the space program according to the tenant's needs," confirmed the YIT representative.
In one part of the business building being built in Laagri, there are spaces suitable for maintenance, repair, or construction of various vehicles. In the other part of the building, there are "Stock-Office" type spaces suitable for trade activities, where the first-floor rooms can be used as showrooms or storage spaces, and office and utility rooms are located on the second floor.
„Several chain companies are today interested in the MotorCenter center's spaces, which have successful units in our existing centers. But there are also completely new service providers and goods sellers for us who are interested in expanding their activities, moving to a more visible location, or relocating to a more modern building. Compared to other MotorCenter centers, MotorCenter Laagri delights its tenants and visitors with a larger parking lot, which has been a very strong argument for today's interested parties," said the YIT Estonia representative.
The company's goal is to begin construction of MotorCenter Laagri later this year and to open its doors by autumn 2023.
The new MotorCenter is located in the Gate Tallinn business park at the intersection of Tallinn-Riga and Saku-Laagri highways on the outskirts of the capital, where 250,000m² of commercial and residential real estate will be built in the near future. Therefore, the area is becoming an attractive hub for both companies and clients.
