YIT Builds a Modern Residential Building in Tartu

YIT Eesti is starting construction of a new seven-story residential building in Tartu on Jaama Street in the coming days. The 61 apartments in the building at address Jaama 167 and the three commercial spaces on the ground floor will go on sale in October, and YIT's goal is to hand over the first completed apartments to owners in the fall of 2023.

According to YIT residential development sales manager Eva-Liisa Tamm, the project created by architect Urmas Paul has already become quite popular among those looking for homes. Particularly great interest is being shown in ground floor apartments with ceilings up to 3.1 meters high and spacious terraces.

„To date, about a hundred families have registered their interest, among them both long-time Tartu residents, people who have been commuting to Tartu from nearby municipalities for work and have decided to acquire a permanent residence in the university city, as well as those who wish to purchase an apartment as a rental property. The current high demand for rental spaces in Tartu gives buyers confidence that an investment in real estate will provide a decent return," said Eva-Liisa Tamm.

According to her, the project's popularity is also boosted by the smart solution created by architect Urmas Paul, thanks to which the modern building blends in with the environment of other homes in the area and ensures residents sufficient privacy.

„The exterior of the B-energy class building is dominated by dark concrete elements, which form a tasteful whole with the glass facades of the ground floor commercial spaces. Residents of the ground floor apartments located at the same level as the commercial spaces can enjoy greater openness thanks to ceilings that are significantly higher than usual, at 2.8-3.1 meters high. Residents on the second floor can spend time on warm days on a roof terrace of up to 24m2," said Tamm.

The building's various terrace and balcony solutions give its facade variety – in addition to apartments equipped with terraces, interested parties can choose between balconies of up to 7m2 opening to different directions and apartments with French balconies that bring openness and fresh air into rooms.

The new building is equipped with an elevator and in addition to individual storage for each apartment, a shared storage for strollers will also be created on the ground floor.

„To create better opportunities for families with children, a playground will also be built in the yard. A parking lot for both cars and bicycles will be located next to the building – since the new building is located just a quarter hour's bicycle ride from Tartu's old town, we believe that residents of the new building on Jaama Street will be happy to use bicycles instead of cars for their daily errands," said a YIT representative.

With the Jaama 167 development, YIT is launching its first project in the university city in many years.

„We are very pleased to be able to create another modern building with all amenities in a very well-infrastructured area on the city center side of Annelinn as a district. What speaks in favor of Annelinn as an area is the very quick and convenient public transport connection to Tartu's city center and the fact that the area has enough shops, schools, kindergartens, cycling paths, parks, the recently opened Annemõisa football hall and everything else needed for a full-fledged life," confirmed Eva-Liisa Tamm.
