Volta District Held Roofing Ceremonies for Six Buildings at Once

Real estate developer Endover held a topping-out ceremony on Friday in North Tallinn, in the Volta quarter, marking the largest such celebration in recent years as six new apartment buildings reaching full height were completed simultaneously, containing approximately 120 apartments. At the same time, Endover marked a significant milestone: half of the residential and commercial spaces planned for the Volta quarter have now been completed and sold.

The six A-energy class buildings that have reached full height are located at Uus-Volta 6 and Uus-Volta 8, where a total of 117 apartments will be completed by the beginning of 2026. Endover's CEO Roul Tutt noted that this is a symbolic moment – 50 percent of the total residential and commercial space in the entire Volta quarter has now been built and sold.

"Of the 29 buildings in Volta quarter, 21 will be ready by the beginning of the year. However, an equivalent amount of space in square meters still awaits completion, with a large portion consisting of commercial spaces. In addition to the six buildings coming soon, construction continues in parallel in the historic business building, and two high-rises are being planned at the intersection of Kalaranna, Tööstuse and Krulli streets. Construction of the first tower will also begin this year," said Endover's CEO. "Our goal is to complete the Volta quarter development process with the same momentum and quality as we started it. The more exciting part is still ahead – the SKAI high-rises, business center, MyFitness sports club, the park area connecting the community, and the kindergarten are all coming," explained Tutt.

According to Citify statistics, Volta remains one of Tallinn's most valued new developments with an average price per square meter of 5,441 euros, exceeding both Tallinn's average (4,500 euros per square meter) and the city center average (5,195 euros per square meter).

North Tallinn is Tallinn's new attraction center

Statistics from the first ten months of this year confirm the strengthening position of North Tallinn in the capital's real estate market. The region's average price per square meter of 5,368 euros has surpassed the city center's figures, reflecting a change in buyer preferences.

"These numbers are not coincidental. North Tallinn has become Tallinn's new attraction center, where technology companies like Wise meet cultural districts like Noblessner and residential quarters like Volta. It is a region where both international specialists and Estonian families who value urban quality of life want to live," explained Tutt, adding that North Tallinn is no longer simply a suburban area. Here is everything a modern city dweller needs – jobs, culture, sports, services, and a quality living environment.

Roul Tutt commented that Endover has brought approximately 250 new apartments to the market this year, and increasingly homebuyers want to invest in real estate of higher quality and price categories. Of the 15 buildings in Volta Residences, 67% of apartments have been sold. "Our customers trust us and are ready to invest in homes that are still under construction," said Endover's CEO.

By the end of this year, the region's largest and most modern sports club MyFitness will open its doors in Volta, marking the opening of the first phase of North Tallinn's newest business and community center Volta HUB located at the intersection of Kalaranna, Tööstuse and the new Krulli street. The 40,700 square meter Volta HUB will be the region's largest mixed-use center. The business center consists of 5 buildings, of which 30,000 m² or 75 percent consists of various commercial, retail and service spaces, and 25 percent apartments. In the first phase, in addition to the sports club, negotiations are ongoing for Volta HUB to welcome food stores, restaurants, cafes, service companies, and healthcare service providers.
