The Selection of Rental Apartments in Tallinn is Large This Year
With the convergence of various factors, the rental market in Tallinn at the beginning of this school year has a significantly wider selection compared to previous years, according to 1Partner Real Estate broker-consultant Helen Šank.
"Whereas in previous years students started looking for rental apartments as early as July, this year activity is only noticeable in August. Demand is also reduced by the fact that in many families it has been decided that in today's economic conditions it makes sense for young people to live at home longer," described 1Partner Real Estate broker-consultant Helen Šank, adding that since e-learning is used extensively, young people don't need to attend lectures in person as often, which in turn reduces the need to live in the same city.
If there is still a desire to move out on one's own, one should be prepared to spend at least 250 euros per month plus utilities, with which it is possible to rent in Tallinn a dwelling-suitable apartment of about 14-18 square meters that resembles a dormitory room. "The rent for traditional one-room apartments starts from 350 euros per month and these are also located mostly in older buildings further from the city center," described Helen Šank.
While two years ago Ukrainian refugees set the tone for Tallinn's rental market, today that influence has disappeared. According to Helen Šank, there is currently greater demand for three-room rental apartments, in which Ukrainian families who have established themselves in Estonia and want to find more living space for their families may play a role. "Among students, so-called group rentals of 3-4-room apartments are also widely common, as it works out financially cheaper," said Šank, and added that the rental market has also attracted people who have decided to sell their own property in Estonia, invest the freed-up capital elsewhere, and now prefer at least for a while to rent space.
