The historic wooden villa in Pärnu on Tammsaare Street is one of Estonia's finest examples of wooden lace architecture. Known during the first Estonian Republic as a summer residence of Päts and Laidoner, the building has attracted much attention over the decades and served many functions. In mid-March, the high-profile project received a building permit and a construction contract was recently signed with Ehitus5ECO. Pärnu Bellevue will be completed by the summer of 2026. The developer is Scandium Real Estate, which has restored several historical buildings.

The building at Tammsaare Street 11, located in the resort city's seaside district just a couple of hundred meters from the sea, has stood empty for more than 15 years. Scandium Real Estate acquired the property a year ago and is creating two new buildings next to the more than a century-old structure, with clearly contemporary architectural language. Thus, alongside historical top architecture, one will soon see contemporary top architecture from Apex Architecture Bureau. All buildings will contain luxury apartments.

Maido Lüiste, CEO and partner of Scandium Real Estate: "Bellevue is one of the finest summer residences in Estonia – both today and during the first Estonian Republic. The developer's challenge is to restore this magnificent specimen to its historical splendor and enhance the property on which it stands. Together with architects, Pärnu's city architect, and heritage protection authorities, we have created a striking living environment here for both relaxation and enjoying Pärnu, as well as for genuine living. The vision of one of Estonia's most luxurious villa ensembles has also been warmly received by clients. 30% of the total development volume has already been reserved to date. We are looking forward to seeing who will get the most prestigious apartment of the development – the 120m2 penthouse with a terrace."

"The Pärnu Bellevue development and design have progressed well and in a value-creating dialogue with the city of Pärnu. The building ensemble will be built by Ehitus5ECO, a company with extensive experience. We believe the cooperation with them will go smoothly and already in the early summer of 2026 we can celebrate the reopening of Pärnu Bellevue together with the project participants and apartment owners," said Lüiste.

Margo Padar, member of the board of Ehitus5ECO: "Bellevue is a prominent project, and we are happy to contribute our part to it. We have restored several high-profile historical buildings and Bellevue fits very nicely into this dignified list. We plan to start work on the site in the coming weeks to proceed at a good pace until completion."
