The Development Market Regains Momentum, Especially in the Fourth Quarter Celebrations Were Held

On the banks of Lake Harku, at the construction site of the unique Iseära garden town, the topping-out ceremony was held for the first apartment building of the new phase, marking Liven real estate developer's third new construction this year.

„While in the previous phase of Iseära garden town development we built townhouses, this year we began construction of three-storey apartment buildings planned for the area. We see that the development market is gaining momentum again and interest in new homes is great, not only in Iseära but across all Liven development projects. Currently, Liven has 200 million euros worth of construction contracts coming to fruition over the next five years," said Andero Laur, CEO of Liven AS.

The Iseära quarter, built in garden town style on the banks of Lake Harku, will consist of a total of 13 apartment buildings and 38 townhouses, of which 13 townhouses are completed and the next five are already under construction. This week, a traditional topping-out ceremony was held in Iseära when the first apartment building of this phase reached full height, and Liven's construction partner OMA Ehitaja placed a traditional roof wreath on the building for the occasion.

„Iseära is already several developments where we cooperate with Liven. Since Liven's homes are special and distinctive, this also presents challenges for the builder, and we must take into account that during construction work, there will inevitably be additions and modifications that future homeowners want. This is motivating for us because, similarly to Liven, we want to build real homes with soul that bring joy to their owners," said Mario Pajuste, board member and construction director of OMA Ehitaja.

In the case of Iseära houses, future homeowners can have a say in, for example, the interior layout, finishing solutions, and the number of bathrooms. To suit the environment, the buildings have up to three storeys and gabled roofs, and the apartment buildings offer the unusual feature of geothermal heating for energy and environmental savings. Playgrounds and green areas are planned for the centre of the quarter, and a children's daycare will also open its doors.

„We increasingly see that people do not view home merely as four walls of an apartment, but value the environment as a whole. There is more desire to use outdoor areas and spend time with neighbours. Since families of all ages are moving to the Iseära area, in addition to the rest and play areas between the townhouses, we have created leisure areas in the courtyards of the apartment buildings also for adults," explained Andero Laur.

In addition to the Iseära development on the banks of Lake Harku, Liven is building the Regati 3 new development this year in the immediate vicinity of Pirita TOP, and the company recently acquired a new development plot in Nõmme.
