The Brick-Built Spa Will Be Run by Heigo Vare

The development of the M building in Telliskivi Business District, a urban spa, is being created by Telliskivi TLN and Heigo Vare, who brings long-term experience in the hotel and spa sector as partners. Vare will be responsible for developing the concept of a spa center of approximately 2,000 square meters and building up its future operations.

"The Telliskivi spa project offered a rare opportunity to participate in creating an entirely new urban spa from the beginning. After more than 20 years in the field, I felt that I wanted to take long-term responsibility for a project where the concept, architecture, technical solutions, and operating logic are created as one whole," said Heigo Vare, who throughout his long career has developed and managed Tervise Paradiis and Vihula Manor, and has also participated in launching new spa concepts.

According to Vare, the current development phase makes it possible to influence both the spa's appearance, guest experience, and future operations. "Telliskivi SPA is not a hotel's side service, but an independent urban spa, whose success depends on local repeat visitors, clear identity, and consistent quality. The goal is to create a place people want to return to and which becomes a natural part of Tallinn's life," added the new head of Telliskivi SPA.

Telliskivi SPA will be built between the historical limestone walls of the M building, and its concept combines the industrial environment characteristic of Telliskivi with Nordic sauna and wellness culture. The planned center will have about ten distinctive saunas, a pool area, relaxation areas, massage and care rooms, a sanarium, and a year-round rooftop terrace.

According to Katrina Šokman, head of Telliskivi TLN, Vare's joining is an important step in the next development phase of the spa project. "From the beginning, we have wanted to create an independent and strong-identity urban spa in Telliskivi, where high-level guest experience and professional operations come together. Heigo Vare's long-term experience in managing spas and hotels gives us the opportunity to bring the operator's perspective to the project already in the design and development phase."

Telliskivi SPA will operate as part of Telliskivi TLN and is aimed at both local residents and Tallinn visitors. The center will complement the area's existing culture, restaurant, and entertainment environment and creates an opportunity to combine a spa visit as one whole with other Telliskivi experiences.

The spa will be built as part of Telliskivi TLN's largest ongoing development, the M building. A multifunctional complex with approximately 20,000 square meters of rental space will include, in addition to the spa, A-class offices and new culture, retail, sports, food, and service spaces. The M building will be completed in 2028.
