Telliskivi Heart Awakens to New Life: M-Building Reconstruction Brings Historic Industrial Architecture to Today

After reconstruction, the M-building will become a modern, multifunctional office building. In cooperation with KTA Architects, Salto Architecture Bureau, VÄLI landscape architects, and the City of Tallinn, a concept is being developed that values architectural heritage, enriches spatial perception, and expands the public urban environment.

The reconstruction of the M-building, which has remained largely unused until now, creates a new district with renewed vitality, centered around quality and versatile public space. The new space has been designed for office clients, sports, culture, services, and entertainment. An open passage planned through the center of the building connects the creative district with the Baltic Station, making the district more accessible and open.

„The Telliskivi M-building is a unique part of Tallinn's industrial history. Our goal is to preserve and highlight everything historically valuable – the limestone-walled parts of the building, the street-level and overhead space trusses, the gantry crane beam, and to reuse as much of the existing materials as possible, combining them with a contemporary, quality, and human-scale environment," said Telliskivi TLN development director Alo Kippasto.

According to the development director, this is not merely a reconstruction, but a revival of a historical center. „Telliskivi is a place that supports a contemporary lifestyle where the boundaries between work and life are fluid – and for this reason, the space must understand this. The environment here is created for people and businesses that value spatial quality, creativity, the pulsing rhythm of shared urban life, and the natural interweaving of work and leisure time," added Kippasto.

As a result of the reconstruction, the street-level space becomes more spacious, with added greenery, seating areas, and activity zones. Sports facilities and terraces have also been planned for the area. Parking will be moved underground and to a parking building, leaving the district area for people.

In developing the district located at Telliskivi 60, Telliskivi TLN follows a comprehensive vision of the area. A sketch solution covering the entire property and its public areas was developed and coordinated with the city in 2021. To date, three buildings have been reconstructed and built in the district: the K-building was completed in 2024, the G-building was recently completed, and the I4-building will be completed within half a year. The district's outdoor areas have also been thoroughly redesigned – Telliskivi Park, built on the site of the former car park, opened in 2024 and will receive a new expansion phase this summer.

The refined solution for the M-building has now been coordinated, and the project is moving forward in cooperation with the City of Tallinn to the public presentation stage.
