An Impressive Green Office Rises at the Intersection of Tartu Road and Petersburg Road

Scandium Real Estate is developing a new office building called Scandium Park at Peterburi tee 1a, at Tallinn's largest highway intersection. The 13-story building stands out for its innovative green technologies, significantly raising the building's energy class well above level A. The office building is distinguished by a mixed-use concept – in addition to offices, the building will feature abundant recreational facilities for employees, a gym, restaurant, green terrace, and an apartment hotel. The building permit has recently been issued for the building.

According to Maido Lüiste, head of Scandium Real Estate, the prestigious building is designed for companies wishing to be located in a environmentally friendly building with striking architecture on Tallinn's quiet outskirts. "Thanks to its excellent location at the highway junction, Scandium Park high-rise will be a landmark for those arriving in Tallinn from Tartu, St. Petersburg, and Riga. Due to the surrounding low-rise buildings and the high location relative to sea level, the building will offer impressive views of Tallinn Bay, the Old Town, the airport, and Lake Ülemiste."

Scandium Park consists of two building sections – a 13-story building with light glazing and a 5-story dark building. The building will have a total of 6,200 square meters of rentable space, of which 4,411 m² will be offices and 1,600 m² will be an apartment hotel. In addition to offices, the first two floors of the building will feature recreational facilities for employees, a yoga and fitness center, and a restaurant spanning two stories. A spacious green terrace will be created on the sixth floor of the building. From the sixth to the ninth floor, there will be an apartment hotel with 52 apartments, operated by experienced operator Nestin Rent.

The building development has placed great emphasis on developing various green technologies and bringing them to new heights, while not forgetting user well-being and comfort.

Kalle Aron, innovation director at Scandium Real Estate: "As big green enthusiasts and founders of Green Tiger, we have invested heavily in making the building as environmentally friendly as possible. In addition to the solar panels on the roof of the high-rise, which are standard for us, we also cover the facade of the lower building section with solar panels. We amplify the generated green energy through an air-heat pump, achieving an annual green energy production on the order of 170 MWh! This means that approximately 60% of the cooling energy is produced by the building itself 100% CO2-free. The building obtains the missing cooling from a district cooling line, which in the future will use the coolness of Tallinn Bay seawater as a cold source."

"In addition, we have integrated numerous environmentally respectful and energy-saving solutions into the building. For example, the building's roof covering IKO Carrara purifies harmful greenhouse gases by neutralizing city air. In the gym's shower room piping, we are installing Zypho heat recovery units, which preheat cold water with the help of used warm water. The underground parking levels will have both electric car chargers and all amenities for fans of micro-mobility solutions – including a bike repair station and shower rooms," said Aron.

The architect of Scandium Park building is the architecture bureau Pluss, with KAOS Architects responsible for interior design. The building has a construction permit and the contractor will be determined through a tender in the coming months. Scandium Park homepage: www.scandium.ee/scandiumpark
