Tallinn Quarter Receives Building Permit - Golden Line's Next Chapter Brings 138 New Homes and Over 32,000 m² of Commercial Space

Talsinki, a residential and commercial district being built on the edge of the Admiralty Basin in the heart of Tallinn, has received its building permit. The district is being developed by Urmas Sõõrumaa's company US Real Estate. Completion is planned in stages in 2028-2029.

The new residential and commercial district is planned to include 138 exclusive waterfront homes and over 32,000 m² of rental space. Of this, 3,200 m² is planned for retail, services and catering, and approximately 20,000 m² for A-class office space. Talsinki's anchor tenant is SEB's Baltic headquarters, which confirms the development's evolution into a center for smart capital and international business.

This is Estonia's first longevity district, with the development focused on creating a living and working environment that supports longevity, health and wellbeing. Talsinki will become a car-free urban space with underground parking for vehicles, featuring two parking levels and approximately 400 parking spaces.

The district's aim is to strengthen Tallinn's identity as a maritime city and to connect Tallinn and Helsinki into a single functioning living environment extending across the sea. Talsinki is part of US Real Estate's long-term development partnership Golden Line, which includes Artius, Rotermann, Golden Gate, La Marina, Merekindlus, Park Tondi Residences and other projects. Golden Line is shaping the heart of Tallinn and the port area into a unified urban space of international scale.

The architecture of Talsinki is created by architectural offices Architect 11 and HGA, with landscape architecture by TajuRuum. Interior design is created by studio ARGUS (homes) and LÄVI (offices). Bildgren Construction is implementing the first phase of construction.

Office buildings will be constructed according to LEED Platinum certification requirements and homes according to LEED Gold certification requirements, ensuring the highest level of energy efficiency, environmental friendliness and social responsibility.
