Tallinn's One of Largest Construction Sites Located Surprisingly in Mustamäe
A new community hub is taking shape in Tallinn, but not in the city center or by the seaside – the city's largest development area is actually located in Mustamäe today.
Next to Mustamäe Center, a complete residential and business quarter is emerging, combining healthcare, residential spaces, retail, and public urban space. "Until now, it has been difficult to clearly define a clear center for the Mustamäe district. With the new development, the heart of Mustamäe will form in the center of the megaquarter, where everything needed for everyday life is conveniently concentrated in one area," says Maido Lüiste, CEO of Scandium Real Estate. The quarter will include a new health center, high-rise residential development, and a diverse service and retail environment.
As one of the most important components, Scandium Real Estate is developing Tammsaare Health Center in the area – a six-story modern health center that brings together SYNLAB, family doctors, dentistry, rehabilitation, and other healthcare services under one roof to make the patient's treatment journey as smooth as possible. The building will also be home to a reformer pilates studio, bringing preventive health services to the health center for the first time. In addition to the health center, a 24-story tower building called Manhattan, developed by TTP, will rise in the same quarter, which will contain over 200 apartments and modern shared spaces, including a rooftop park. The quarter will be complemented by green areas, a parking garage, and gallery connections that create a comfortable and weather-independent movement environment. In parallel with the developments, Mustamäe Center is also being renovated, with new service providers being added.
In total, the development creates an integrated urban space of over 55,000 square meters, making it one of the largest projects of its kind in Tallinn.
According to Peeter Puusepp, CEO of AS TTP, which is developing Mustamäe Manhattan, the project aims to transform Mustamäe into a modern city center: "We are creating a new generation urban space for Mustamäe, where healthcare, home, work, and leisure are all within close proximity to each other. Our goal is to provide people with the opportunity to conveniently solve their daily needs in one place and improve the quality of life in the entire area," said Puusepp.
By 2027, the completed quarter will change the previous perception of Mustamäe as a suburban area, transforming it into a diverse and modern urban environment.
