Tallinn's City Center 54 Million Euro High-Rise Stellar Rising at a Rapid Pace
The 16-story Stellar high-rise building rising in Tallinn's city center Compass district has approximately half of its total construction volume already completed, and the modern residential building, which will cost a total of 54 million euros, will be finished in the summer of 2027.
According to Novira Capital's CEO Nikolay Kryzhanovskiy, construction work is proceeding at a planned pace, and the work completed so far provides confidence that the entire project will stay on schedule. "Stellar is a technically very demanding development. Since the building is located in the heart of Tallinn, the entire construction process requires extraordinarily precise coordination and well-thought-out logistics. By now we have reached a stage where the building is already becoming visible in the cityscape," said Kryzhanovskiy, according to whom the next phase of reaching the final height is planned for September.
"Stellar brings people and joy of living back to the city center. We deliberately made Stellar externally bright, also using lighting solutions that make the building appear more floating and sharper," promise the building's architects Indrek Suigusaar and Tanno Tammesson from Pluss Architects office. Meelis Press, chief architect of his own-named architecture bureau, in turn promises top-level interior solutions for the building. "Stellar will be the most innovative residential building in Tallinn," confirms Meelis Press.
The high-rise building to be constructed at Tartu maantee 15 is planned to have 152 apartments ranging from one to five rooms, with sizes of 30–160 square meters. In the apartment designs, emphasis has been placed on spaciousness and natural light, and the apartments are characterized by high ceilings and large window surfaces. In the design process, focus has been on modern and environmentally friendly solutions, and the building meets Class A energy requirements.
According to Kryzhanovskiy, special attention has also been paid to the surrounding urban space. "We have deliberately focused on bringing more greenery back to the city center. As part of the project, we will add considerable vegetation to the area – planting areas integrated into street space, diverse plant varieties, and a green inner courtyard that create a softer and more human-friendly urban environment. This helps balance the dense urban space, improve the microclimate, and make the environment more pleasant also for those who do not live in this building but pass through it daily," he explains.
The latest prominent joint project by Novira Capital and Evernord was Novira Plaza Riga, an A-class business quarter in Riga's city center completed last year, which was chosen as Latvia's real estate project of the year and Novira Capital as the developer of the year in the same country.
