Tallinn's New Apartment Sales Results Show Market Revitalization

In the first quarter of 2026, 401 new apartments were sold in Tallinn according to Citify data, which is 33% more than in the same period last year.

In total, 2,068 apartment transactions involving residential premises sold as apartment ownership were made in Tallinn according to land registry data in the first quarter, which is 5.6% less than in the last quarter of last year. Compared to the first three months of 2025, there were 2.4% fewer transactions this year.

"While the first quarter is traditionally the quietest period on the real estate market, this year we are seeing a 9% growth in new apartment sales compared to the end-of-year months. This gives us reason to be optimistic about the rest of the year and to expect the continued market growth of recent years," explained Lauri Laanoja, Head of Sales and Marketing at Bonava.

Client interest in new homes has grown, several new projects have been added to the market, and the number of new apartments offered in Tallinn has exceeded 3,000. "The most sales activity can be seen in more affordable price segment projects in Haabersti and Lasnamäe," commented Laanoja.

According to Citify.eu data, Merko sold the most new homes in Tallinn in the first quarter, followed by Fund Ehitus and Hepsor. The most new apartments were sold in Haabersti district, followed by the City Centre and North Tallinn.

The average price per square meter of new apartments sold in Tallinn in the first quarter was 4,662 euros, with the most expensive purchases exceeding 10,000 euros per square meter. In the same period last year, the average price per square meter was 4,466 euros.

"Based on the first months of the year, there is a sense of decisiveness and optimism among interested parties in Tallinn's new homes market compared to previous years. People want to improve their living conditions and purchasing decisions that were postponed in earlier periods are back on the agenda," says Lauri Laanoja, Head of Sales and Marketing at Bonava.

The supply of rental apartments in Tallinn continued to increase, reaching 1,650, while in the same period last year there were 1,500 rental apartments on offer. The average price of rental apartment offers in Tallinn has remained quite stable over the last half year at around 14 eur/m2.
