An Iru Motocenter is Rising Next to Iru Business Center on the Edge of Tallinn in Iru

The construction of the Iru Motocenter building, developed by Poolsaare Business Center in cooperation with Evicon Construction in Iru, has begun and will be completed in the late autumn of 2025. Iru Motocenter is the second business building in this area developed by Poolsaare Business Center. The Iru Business Center, which was completed last year, has been well received by clients and is largely leased out.

Iru Motocenter is a modern facility of over 3000 m2 that brings together automotive and motorcycle sector services, retail spaces, and storage-garages under one roof with a novel concept for the region. The building is planned to have business premises and storage-garages of various sizes suitable for specialized automotive purposes, as well as for retail-service and small-scale production.

"The value of Iru Motocenter is its good location at a junction of roads with heavy traffic. From here there is a quick connection to the Petersburg Road and Tallinn Ring Road, to Maardu and Muuga Port, to Tallinn through Lasnamäe, and of course to the Pirita, Merivälja, and Viimsi areas," explains Tarmo Küla, head of Poolsaare Business Center. He adds: "Despite the economic uncertainty that has prevailed in recent years, we see potential for a business building with such a concept in this developing area. The idea originated from practical considerations, as we have been frequently asked for rental spaces where various automotive-oriented services and products could be offered, as well as small storage-garages and production spaces, and this gave us the courage and confidence to begin construction of a new building in the spring of 2025."

Although construction has only just begun, the first business premises, such as a car wash and technical inspection, have already found tenants and negotiations are underway with several interested parties. In total, the building will have 21 business premises of varying sizes. The spatial solution is flexible and the business premises can still be combined and adapted to suit client needs.
