Summer House Buyers Primarily Hunt for Cheap Plots
The real estate market offers hundreds of different cottages for sale, but the most popular are affordable garden houses that can be replaced with single-family homes, according to statistics from the real estate listing portal Kinnisvara24.
Kinnisvara24 currently has approximately 400 cottages on offer, of which 148 are in Harjumaa. Surprisingly, however, the most viewed among clients are not beautiful log cabins by the seaside, but simple Soviet-era cottages, whose best use is ultimately demolition.
Kinnisvara24 director Kalev Roosiväli said that the most popular cottage category is old garden houses that need demolition. "Many cottages near the city are for sale cheaper than an empty plot in the same area. It is quite logical that this attracts the interest of plot buyers," explained Roosiväli. "For example, in Kaasiku village in Saue municipality, it is possible to purchase a summer house for 13,900 euros, but in the same area there are no empty residential plots available," added Roosiväli.
Peep Sooman, member of the board of Pindi Kinnisvara, said that affordable cottages are a fairly liquid real estate segment. "Often, enterprising people look for a simpler summer house near the city so that they can spend a couple of summers in the fresh air charging their batteries, but their longer-term perspective is the complete or partial demolition of existing buildings and the construction of a year-round single-family home," said Sooman. "Since the former cottage areas are all fully developed and the prices of individual free residential plots have skyrocketed, plot buyers are choosing the more affordable option in the form of a small cottage," he said.
