Real estate marketing on social media undoubtedly means much more than just sharing listings. It is far from being the first or even the last step.
Buying and selling an apartment or house is a very big decision for most people, and that is why a real estate agent is also expected to help both home buyers and sellers navigate this seemingly complicated process smoothly and provide comprehensive support to them.
But how do you build yourself such a reputation that suggests you take a few extra steps as a real estate agent beyond what is expected of you and become the kind of support your clients need? We'll give you some great tips on how to build an expert reputation on social media. And not just an expert, but one who cares.
Use different social media platforms
Different target groups use different platforms and you definitely want to be present on the most important ones. Instagram is used more by younger people and Facebook by older people, and a large portion of people use both. LinkedIn and Twitter lag behind them in terms of active members in Estonia, but still have a fairly large user base. Oh, and we almost forgot everyone's favorite YouTube, where you can upload videos made for your listings, which we discussed in more detail in this post.

Educate your followers
Like selling any other service or product, the most important thing in real estate work is building yourself an expert reputation. Write interesting posts about the real estate market, share your experience and the biggest lessons you've learned. Write advice for home buyers and real estate investors. Let your clients know about the lessons you've learned in your work, but that you wish you had known earlier. Give away your knowledge, and we promise you, you will get plenty of clients. The universal law – give first and then receive – always works.
Write a useful blog
A good plan is also to start your own blog and share new posts from there on social media.
In addition to the topic suggestions given above, you can introduce a particular area or even a real estate sector in which you are an expert in more detail. Talk about the pros of a certain area, but definitely also the cons, because this shows your clients that you don't hide anything from them and they will always get honest answers from you.
Join Facebook groups and create some yourself
Facebook has restricted the flow of business traffic, meaning posts from companies only reach a very small portion of their followers. However, various Facebook groups have worked very well, where people search for answers to their concerns and discuss and debate issues related to the field.
Participate there and share your great knowledge. Again, an excellent opportunity to build yourself an expert reputation!

Respond to comments and questions
The days when clients could get answers to their questions in 24 hours are gone. The faster they get their answer, the better. And respond to all comments, both good and bad. This shows that you care and are invested in your followers. However, there's no point in getting into arguments with troublemakers. Unfortunately, the entire internet is full of them.
Take advantage of Instagram story features
Instagram stories are a good way to engage your followers and interact with them. Post new beautiful real estate photos there and ask your followers yes/no or similar questions that they can answer with one click. Add a link to the listing or your company's website to the story.
Facebook is good for staying in touch with your old clients
Share photos on your page of, for example, happy home buyers or sellers with keys to their new home or with a "Sold" label and definitely tag them in the photos.
Use hashtags boldly
If you want to reach a larger audience than just your followers, be sure to use as many hashtags as possible. Many real estate enthusiasts have subscribed to specific hashtags, such as #realestatetallinn #realestatetartu #newhome #newhome #realestate etc. Yes, use English ones too.
Ask for testimonials
For any business, using testimonials or feedback from other clients about a service, product, company, etc. is crucial to building trust. Ask your clients for feedback and to make it easier for you, give them a few questions in advance. For example. What did you like most about working with me? Why would you recommend my services to your acquaintances? Be sure to ask for a picture with the testimonial too, because without a face, "Mary, 38" as a feedback provider won't convince anyone.
Do Facebook Live broadcasts from properties
With Facebook Live, you can walk through a house or apartment thoroughly with viewers and find answers to all incoming questions. An especially clever trick is doing a live broadcast of a property where the listing hasn't been posted yet. This creates a feeling of privilege among your followers.
Keep your profile current and relevant
Don't forget that clients will search for you on Google and first look through your Instagram and Facebook profiles. So think carefully about what you share there and what kind of reputation you build for yourself.
