The Success of Seiler Quarter Shows a Trend Shift: Pärnu New Apartment Buyers are Moving from the Beach to the Riverside
Nordecon has begun construction of phase II of Seiler Quarter in Pärnu. Two new buildings are rising on Rääma Street along the Pärnu River, bringing 25 new apartments and 4 commercial spaces to the summer capital's real estate market, of which 40% have already found owners. The buildings of Seiler Quarter phase II will be completed in spring 2027.
Seiler Quarter has been designed by Estonian top professionals. The architectural solution was created by 3+1 architects, and interior design was handled by Architect11. The quarter is being built and developed by Nordecon, a construction company with over 35 years of experience.
Seiler Quarter is located on the south bank of the Pärnu River, ensuring sunshine all day long. It is a quiet and increasingly developing area that is becoming one of the city's most valued new residential areas. The long-awaited completion of the new Rääma bridge has also significantly improved connectivity to the city center, making the area even more attractive for both residents and investors.
"Nordecon's goal is to create an environment where it is truly good to live – not only today, but also in the long term. It seems that our efforts in cooperation with our sales partner LVM Kinnisvara have borne fruit, all phase I homes have already found owners, and although construction of phase II has not even begun yet, 40% of the homes and commercial spaces are already sold," said Tarmo Pohlak, member of Nordecon's board.
According to Ingmar Saksing, member of the board of LVM Kinnisvara, the active sales reflect a broader change in Pärnu's real estate market. "So far, the beach area has been the most preferred area in Pärnu, but waterfront developments along the river are becoming increasingly popular among buyers," he noted. "In the beach area, new projects are limited by cultural heritage and nature protection conditions, while former industrial areas along the river allow for the development of living environments with modern architecture," explained Saksing.
In planning the second phase of the development, in cooperation with the architectural firm Architect11, both apartment layouts and interior design solutions have been improved to make the homes even more comfortable and suitable for everyday living. Apartment buyers have the opportunity to participate in the development of their future home in the early stages of construction. From April to July, they can choose between different interior design solutions, combine them with each other, and make choices according to their taste and needs. All apartments also have cooling capabilities.
