Rotermann City Prepares Debt Securities Offering
Rotermann City OÜ, the owner company of the Rotermanni quarter located in the heart of Tallinn, is preparing a bond issue in cooperation with LHV Bank and wishes to list the bonds on the Nasdaq First North market. The issue is planned for the second quarter of 2026. The structure, volume, interest rate, maturity, offering documents and other terms of the planned bond issue will be disclosed before the subscription period begins.
Rotermanni quarter is a unique part of Tallinn's urban space where historical value and contemporary city culture meet in the city center's living and working environment.
Since 2005, under the leadership of Urmas Sõõrumaa, the area has undergone significant development, transforming into a modern multifunctional quarter that blends historical architecture with contemporary urban space.
According to the company's 2025 annual report, the rental portfolio was approximately 48,000 m² at the end of the year, consisting of unique A-class retail, service and office spaces and approximately 500 parking spaces. In 2025, the company generated 9.3 million euros in revenue and the value of real estate investments reached 184.7 million euros at the end of the year. Rotermanni quarter was visited 10 million times in 2025 and approximately 3,500 people work in the area on a daily basis.
According to Kaarel Loigu, a member of Rotermann City's board, they see great development potential in the city center as developers and therefore wish to diversify Rotermann City's capital structure in order to continue the comprehensive development of the area.
"Rotermanni quarter has over the years blended the historical city center with modern urban space. The value of real estate here has grown significantly over time and the demand for rental spaces has been consistently high. This provides a strong foundation for Rotermanni's continued success. We are using bonds to strategically develop the company's capital structure, engaging investors in a strong community and thereby enabling community members to contribute to the development of the area," said Loigu.
According to Silver Kalmus, head of LHV's bond division, investors have been waiting for strong and well-known issuers on the market whose business operations are supported by stable cash flow and a quality asset base. Rotermann City's strengths are good capitalization, a strong market position and a clearly distinctive and unique concept in Tallinn's city center, whose attractiveness is also confirmed by high visitor numbers.

Rotermanni quarter is the most distinctive and valued part of Tallinn's urban space, where historical industrial heritage is blended with contemporary architecture, quality business life and urban living environment. As a junction connecting the Old Town, city center and harbor area, the quarter has created a place where history and present day meet and where it is good to live, work, dine at restaurants and cafes and do daily shopping. Rotermanni quarter is part of the real estate portfolio belonging to Urmas Sõõrumaa called Golden Line, which, in addition to city center developments such as Artius, Talsinki, Golden Gate, La Marina, Grand Avenue, Merekindlus and others, shapes Tallinn's city center and harbor area into a unified urban space of international scale.
