Roseni Maja in Rotermann Quarter is Complete
The construction of the Rosen House office building located in the Rotermann Quarter has been completed, and the anchor tenant on the building's highest floor, the law firm Ellex Raidla, has moved in.
Located at address Ahtri 4 in the heart of Tallinn, Rosen House is a modern office building with six above-ground and two underground floors that stands out for its first-class architecture, abundance of light, and energy efficiency. The main contractor for the building was Nordecon AS, and modern technical solutions were used in construction, thereby ensuring the building an A energy class rating. Additionally, the building features solar panels, electric vehicle charging capabilities, and a bicycle parking area.
According to Peeter Küti, managing director of Rosen Real Estate OÜ, building in the city center was a challenge, but construction has now been completed and the first tenants have moved in. "The strength of Rosen House is its very good and easily accessible location and energy efficiency, which an increasing number of companies consider important. Although building an A energy class building is more expensive than usual, in the long term it brings cost savings for both the building owner and the tenants," explained Kütt.
One of the anchor tenants of Rosen House is the law firm Ellex Raidla, whose new 1,438-square-meter office space is located on the sixth floor of the building, with views of both the old town, the sea, and the Rotermann Quarter. Their office accommodates 79 workplaces, while currently there are 76 employees. While many companies still prefer open offices, Ellex Raidla decided in favor of individual cabinets. "For us, the greatest value is accommodating the entire team on the same floor, to ensure even smoother cooperation and direct communication between different teams. Additionally, the building's energy efficiency is aligned with our goals as a green office. Since we support our colleagues in balancing family and work life, the office has a children's room with activities for both small and large children. A massage room and table tennis add variety to the work day. We cannot fail to mention the excellent cooperation with AERIS, whose interior architectural solutions are thought through to the finest detail," commented Ants Nõmper, managing partner of Ellex Raidla. "The new work environment is inspired by Ellex Raidla's branding 'Success Cosmos'. Functioning as a powerful space station, the cinematic atmosphere embodies information in different layers. Spacious modernist orbits, fine cosmic textures, conscious use of materials, and futuristic lighting," described Kätlin Olluk, creative director and interior architect at AERIS.
In addition to Ellex Raidla, KPMG, Prism FP Analytics, Medemis, and several others are moving into the newly completed Rosen House. Some business spaces are still available. On the first floor of the building, Rosen gallery pop-up store with a novel concept opens its doors on April 3rd, curated jointly by fashion designer Eve Hanson and accessories designer Kadri Kruus. It is possible to purchase all the products presented in the gallery, but those who want to familiarize themselves with the most interesting names and creators in the current Estonian accessories and fashion world are also welcome to visit. Rosen gallery can be visited like an exhibition, and there is also an opportunity to meet designers at various conversation and inspiration evenings. The gallery is open until June 30th.
Rosen House developer is Rosen Real Estate OÜ, a subsidiary of NG Investments OÜ. The building was designed by architecture offices EVATA and Siim & Põllumaa, interior design was created by ARS Projekt, and it was built by Nordecon AS. Rosen House partner in finding tenants and concluding contracts is the international real estate company Colliers.
