Renting an Apartment with a Pet Becomes Easier
A new rental agreement service that protects real estate owners' property and relieves tenants from paying a security deposit makes finding a rental home easier for pet owners. This applies if the tenant is willing to pay a small monthly service fee.
Why is this needed?
According to Laura Tammeoru, marketing director of the real estate portal Kinnisvara24.ee, so far very few owners of rental apartments and houses have been willing to rent out their property to people with pets, as they fear various problems that can come with keeping domestic animals. To address this concern, the Rendin.co rental agreement service now offers a solution that does not require tenants to pay a security deposit, but at the same time protects the owner's property through insurance in case the real estate or its furnishings are damaged.
"The demand for rental apartments where pets are allowed is very high – one in three rental home seekers asks real estate agents whether pets are allowed, because many households have a dog, cat, or some other small domestic animal. At the same time, such listings make up only 1-2% of all rental listings," Tammeorg pointed out. Currently, Kinnisvara24 portal has 1,250 active rental listings, and only 20 listings have the note "pets allowed" added to them.
While previously real estate owners preferred tenants without pets or asked pet-owning tenants for a larger security deposit than usual, Rendin.co offers a solution for both parties. "Real estate owners no longer have to worry about their property, as it is covered by insurance. In addition to pet owners, finding a rental apartment is also more difficult for, for example, foreigners, young people living alone or together, and large families, as well as those who lack the extra money needed as a security deposit. Rendin's service makes finding a rental home easier while providing real estate owners with peace of mind," Tammeorg explained.
How exactly does it work?
In cooperation with Rendin, it is possible to add a note "no security deposit" on the Kinnisvara24 portal when entering a listing. In the search function, you can also separately filter apartments that offer a Rendin rental agreement without a security deposit. The service is free for real estate owners, and tenants have a monthly service fee of 2.5% of the rent – for example, with a 500-euro rent, the service fee is 12.50.
Rendin rental agreement insurance covers property damaged due to the tenant's fault up to the amount of 100 monthly rents. ERGO rental agreement insurance protects both the owner and the tenant, ensuring the continuation of monthly payments in case of job loss or payment difficulties and liability insurance if the rented property is damaged.
