Real Estate Portal Has Increasingly More Operating Businesses for Sale

Real estate portals sell not only properties but also functioning businesses, where real estate can be acquired together with an existing rental agreement. In recent years, the supply of businesses for sale has been on an upward trend.

Kinnisvara24 CEO Urmas Uibomäe stated that compared to the same period in 2022, the number of offerings for operating companies has grown by nearly a fifth this year. However, the real estate portal's statistics do not confirm that the sale of businesses with rental agreements has increased due to the deepening uncertainty in the economy. "These are primarily functioning and mostly profitable businesses being offered, and the sale of such rental agreements together with real estate has been on an upward trend for several years now. The number of inquiries has also increased – compared to last year, the number of offerings has grown by 20% and the number of searches by nearly 10%," Uibomäe pointed out.

On the Kinnisvara24.ee portal, in the commercial real estate category there is a separate business space type called "functioning enterprise," which simplifies finding businesses. According to Uibomäe, the portal is the only place where you can search for real estate together with the operating business located there. As an alternative, functioning enterprises are advertised on social media, but according to Uibomäe, searching on a real estate portal and reaching the right target audience is easier. "Social media channels and the specific interest groups operating there are very fragmented. It can be difficult to reach the target audience interested in buying a business there, since you cannot search using keywords," he explained. The advantage of the real estate portal is the ability to search using specific keywords, such as "car wash," "hairdresser," or "guest house." Businesses can be searched based on specific characteristics, which typically cannot be done on social media.

The sale of enterprises on the real estate portal stems from the fact that for many companies, success depends on location. "Restaurants, cafes, beauty salons, or accommodation businesses where people are accustomed to visiting often continue to operate even after a change of ownership. From the real estate portal, you can get a ready-made solution, for example, a guest house with management and cleaning services or a restaurant with a brand, premises, and staff. If a business has a good reputation, a well-known brand, and a loyal customer base, a higher price can be asked for the real estate," said Uibomäe.
