North Tallinn's Largest Business Center Volta HUB Gets Its Cornerstone Laid
Today, a cornerstone was laid in Volta Quarter for Volta HUB, a new business and community center in North Tallinn. MyFitness will become the anchor tenant of the first phase of the completed Volta HUB, opening the Baltic region's most modern sports club in the quarter at the beginning of the new year.
Real estate developer Endover continues development work in Volta Quarter, and the cornerstone was laid for the 40,700 square meter Volta HUB business center, which will be the largest mixed-use center in the region. The business center consists of 5 buildings, of which 30,000 m² or 75 percent will comprise various business, retail and service spaces, and 25 percent apartments. The architecture of Volta HUB has been created by ARS Projekt.
"By now, half of Volta Quarter is already completed, and with new living and working spaces in Volta and surrounding developments, the need for services and retail space is growing," said Uku Tint, development director at Endover.
Tint explained that North Tallinn, and especially the golden mile area of Noblessner-Volta-Krull, needs additional support services and retail space that would allow people living and working in North Tallinn to complete all their errands according to the 15-minute city principle. "Quality of life and property values increase when most of what is needed for living is within reach of the neighborhood residents," said Tint.
Henri Ärmus, chairman of the board at Metropoli Ehitus, the builder of Volta HUB, noted that converting a historic industrial building into a modern urban space is not a typical project. "This requires great attention to detail and very good cooperation between the developer, designers and architects. Our goal is to combine the building's historical character and value with modern functionality and high construction quality."
The Baltic region's most modern sports club and world-class padel courts
MyFitness will become the anchor tenant of Volta HUB's first building, creating North Tallinn's largest and most modern sports club. According to Endover's development director, in addition to the sports club in the first phase, negotiations are ongoing with food store operators, restaurants, cafes, service providers and healthcare service providers regarding their arrival at Volta HUB.
"MyFitness has been considering expansion into North Tallinn for some time, as we have received feedback from our members that they are very much expecting us in this area. It is a developing urban space where the population is constantly growing, and a sports club that would be even closer to home is a very welcome service," said Tiina Matikainen, member of MyFitness's board.
The new club will have approximately 2,000 m² of training facilities – a gym with the latest equipment, group training from strength training to yoga, and an exclusive boutique studio and comfortable changing rooms with saunas. Plans include bringing a Recovery zone area and a Smoothie Bar to the club for post-workout recovery. According to Tiina Matikainen, the club will be completed at the beginning of 2026.
Since this spring, Volta has also had a padel center with four full-size courts. The director of Endover's Volta Padel Center is two-time Estonian champion Siim Tuus, who has been involved in developing the sport in Estonia since 2017. By the way, Volta's padel courts are covered with the same Mondo Supercourt XN artificial grass surface used by top players on the FIP Premier Tour.
Future phases of Volta HUB are planned to include a large grocery store, small services needed for daily life, a general practitioner center, dentistry, a pharmacy and other medical services, retail, offices and exclusive apartments. Educational institutions are also interested in the spaces, and a daycare center is highly anticipated by residents of the area.
A future attraction center in North Tallinn
North Tallinn has become one of the hottest development areas. Along with Volta, Krull and Noblessner quarters, former industrial areas have been transformed into dynamic business, leisure and residential areas. Today, North Tallinn is home to approximately 65,000 people, and with all developments completed, approximately 30,000 more residents will be added.
"The market does not stand still, but the dynamics have changed and new epicenters have emerged. The fact that nearly 100,000 people will live in North Tallinn in the future is no longer just a vision, but a reality arriving in the coming years," said Tint.
According to Citify, which compiles real estate development statistics, Volta Quarter was Tallinn's most preferred new development in 2024 in terms of both transaction volume and sales turnover. North Tallinn was the most preferred area in terms of sales turnover, where transactions totaling 96.7 million euros took place.
Volta HUB According to Aimar Roosalu, head of Bigbank Estonia's corporate banking unit financing the development, Endover has significantly influenced the Estonian real estate market over the years by bringing innovative products to the market and fundamentally changing Tallinn's cityscape. "The winners of successful projects have above all been residents, for whom the city has become more familiar, safer and more attractive. But also companies for whom new and modern business premises have been created. One of Endover's focuses has been North Tallinn, where demand for both business and residential space continues to be strong," confirmed Roosalu.
