Real estate developer Hepsor laid the cornerstone for Büroo113, a 13-story green high-rise building and the country's first of its kind in green thinking, rising along Pärnu Road. Hepsor is investing 10 million euros in the construction of the building.
According to Hepsor's CEO Henri Laks, the ecological footprint is becoming increasingly important for companies, and therefore the green office won't have to worry much about finding tenants in Estonia. "For example, the architecture firm Pluss, which designed the building, is also moving its office to the same building," said Laks.
According to Henri Laks, a new technological solution is being used in the high-rise building that allows rooms to be heated and cooled through the same piping system located in the building's intermediate floors, which means radiators and classical air conditioners are not needed. "Unlike conventional heating and cooling solutions, cold or heat doesn't blow from anywhere, and the system essentially 'breathes' together with people. This solution ensures a stable and optimal indoor climate and is also cost-effective," Laks explained.
According to the Hepsor CEO, the demand-based ventilation in the meeting rooms is also special, based on the number of people and air quality in the space. The building collects rainwater, which is filtered and used in toilets and for watering plants. The solar panels on the roof help cover overall electricity costs.
Büroo113 is located near transport hubs and makes it convenient to commute to work on foot, by bicycle, or by public transport. The building has an enclosed parking area for bicycles and dressing rooms and showers for cyclists.
Büroo113 comprises 3,900 square meters of rentable space across 13 floors, including offices, commercial spaces, and a restaurant. The 4-story parking building has designated charging spots for electric vehicles. The fifth floor of the building features a roof terrace with beautiful views that is open to everyone. The Büroo113 building was designed by architecture firm Pluss and will be built by Mitt&Perlebach. Büroo113 will be completed in spring 2022.
