PHOTOS: Newly Opened Maakri HUB Adds Brick Character to Downtown
Maakri HUB, a newly opened office hub in central Tallinn among glass buildings, brings creatively designed office spaces to the heart of the city. The building retains the history of its former media house, and its distinctive character has been preserved in various details. The first offices are already in use, and their design stands out for combining the most contemporary design with characteristic historical details.
According to Einar Niine, sales director of the building developer Fausto Capital AS, reconstruction helps develop buildings sustainably and enrich urban space with interesting solutions. This is precisely why Fausto Capital has chosen the renovation path and brought to life an entire Fahle Park urban district on the territory of a historic paper factory, and now also the former Postimees Group media building on Maakri Street. The 17-story Maakri HUB adds 10,000 square meters of A-class office space to the real estate market," said Niine.
In addition to the thoughtfully renovated office building, Fausto is creating a unique green oasis on the city center street, where a new downtown restaurant terrace will open. "We will green the courtyard path leading to Maakri HUB's main entrance, bringing various plants, cozy lighting, and benches there. The green interior courtyard, open towards the street, will become home to the Maakri HUB restaurant terrace, and negotiations with the catering partner are already reaching an agreement," described Niine, discussing the city center street developments.
In addition to the restaurant, the ground floor will feature a Lartus flagship store that connects with the street and invites people into the building, enlivening the area's street retail life. In addition to Lartus, a prestigious ensemble of companies will be establishing themselves in Maakri HUB, including Piletilevi, Rödl & Partner, INVL, Fausto Capital itself, and various other international companies. Common rest areas, a planned restaurant, and a pleasant green courtyard have been created in the building to foster the development of an in-house community. Additionally, Maakri HUB plans to initiate atmospheric joint events that will extend to the courtyard and the street.
The Maakri HUB building is also made special by the presence of large terraces on various floors of the building and opening windows, which are not typically found on high-rises. From one of this building's terraces, Reporter's lively summer broadcasts once went on air. The terraces stood out with beautiful greenery, and greenery will certainly be brought to the renovated terraces as well. Opening windows are available on every office floor.
According to Einar Niine, entrepreneurs have increasingly emphasized the importance of green topics and the desire to locate offices in environmentally friendly and economically developed buildings. "Since Maakri HUB is rising on the site of the former media building, we were able to follow reuse principles and utilize the existing strong frame, around which we built a new modern and energy-efficient office building. All technical and architectural solutions of the building are completely new and meet the highest standards. Essentially, it is a completely new building. Therefore, Maakri HUB has economical maintenance costs, is environmentally friendly, and offers a pleasant atmosphere with its numerous rest areas, light-filled spaces, and beautiful interior design," said Niine. As proof of responsible construction practices, Fausto Capital is applying for Maakri HUB to receive the BREEAM green certification, recognized throughout Europe, and upon completion the building will also achieve A energy efficiency class.
In the midst of bustling street retail and downtown life, Maakri HUB offers good accessibility by car, on foot, or by e-mobility. Loading points for scooters and bike parking with changing rooms are planned for the building's ground floor to encourage the use of light mobility. Car parking is conveniently arranged in cooperation with Europark Eesti and Shared Services solutions, and Maakri building tenants enjoy more favorable parking conditions.
