Photos: 224-Apartment Residential Complex Rising at the Edge of Harku Lake in Luuslang
A new residential development consisting of 13 residential buildings and 1 commercial building with 224 apartments is coming to Haaberstisse, Jalami Street. The Luuslangi district, developed by Liven, will be built in three phases, with the first 80 apartments ready by the end of 2023. Mitt & Perlebach, the construction partner for the project, began work on the first phase last week.
The residential district, designed by Kadarik Tüür Architects, will feature three- and four-storey A-energy class buildings with a total of 14,157 square meters of living space. Interested buyers can choose from 2-4 room apartments ranging from 35-88 square meters. Each apartment has its own balcony or terrace and bright windows that create a sense of space. The district's only commercial building is planned to house businesses serving the area.
According to Madis Gilden, Liven's development director, the Luuslangi development aimed to create a residential district with a cozy atmosphere. "The three- and four-storey buildings designed by Kadarik Tüür architects form what seem like separate small and private communities. Each apartment will have a landscaped outdoor area with playgrounds. Additionally, the development is located in a beautiful natural setting – near Harku Forest and a lake," Gilden commented.
Attention has also been paid to energy efficiency in the construction of the buildings. "Solar panels will be installed on the roof of each building, and it will also be connected to the district heating network," Gilden added.
"As with Liven's other developments, early buyers of Luuslangi apartments can choose the layout of rooms and preferred interior design according to their taste. In accordance with the interior design, it is possible to order a designer kitchen with appliances and other built-in furniture," Gilden added.
The project's construction partner is Mitt & Perlebach, with whom Liven has previously collaborated on the construction of Vääna 11 and Suur-Patarei 6 developments. According to Kristjan Mitt, member of Mitt & Perlebach's management board, the previous cooperation with Liven has given confidence that this is a strong partner whose projects are thought through in detail.
The construction cost of Luuslangi Phase 1 is 11.5 million euros.
