Villa2 Getting Its Cornerstone in Pärnu's Coastal District
In Pärnu's beach district, a new premium-class apartment building Villa 2 has laid its cornerstone, marking the first project of the well-known construction company Mitt & Perlebach in Pärnu. Already during the pre-sale phase, nearly half of the building, which will be completed in spring next year, has been sold.
The three-story building with nine apartments will be completed according to a project by KAMP Architects. The A-energy class building also features an elevator – a solution rarely found in buildings with such a small number of apartments. The ceiling height in the apartments is 2.7 meters, heating is provided by individually controllable underfloor heating, and each apartment also has its own cooling system.
According to Kristjan Mitt, member of the board of Villa 2 Development OÜ, the project's main value lies in its location and the scarcity of comparable alternatives: "The addition of new apartment buildings in Pärnu's beach district is very limited. Villa 2 is one of the few opportunities to acquire a completely new home in an area where supply is essentially not increasing."
According to Ingmar Saksing, member of the board of LVM Real Estate, which handles the sale of apartments, Villa 2 stands out both in terms of scale and position – it is one of the few completely new apartment buildings in Pärnu's beach district, where in recent years the market has been mainly supplemented with renovated buildings. New developments meeting modern technical standards are being added to the area in limited quantities. "The project is distinguished by a clear focus on outdoor space. The ground floor apartments have terraces instead of traditional balconies, which create a direct connection to the outdoor area, while the roof apartments have terraces that are equal in size or even larger than the interior living spaces of the apartments," he noted.
Construction company Mitt&Perlebach was founded in 2010 and has built over 6,000 apartments in Estonia and Latvia since then.

The company engages in real estate sales mediation, valuation services, project management and real estate development. The company currently has 1,200 real estate objects worth 280 million euros for sale.
