In Tallinn's Rotermanni quarter, the Roseni House under construction currently has lease agreements signed with future tenants for more than half of the premises. In autumn, the law firm Ellex Raidla, the audit and legal firm KPMG, the dermatology and beauty clinic Medemis Clinic, and the financial company PrismFP Analytics will move into Roseni House.

Rising directly in the heart of Tallinn at the address Ahtri 4, Roseni House is a modern office building with six above-ground and two underground floors. The ground floor of the building is designed for retail spaces, and the upper floors for office spaces. The building's enclosed gross floor area is 15,150 m². The building was designed by the architectural firms EVATA and Siim & Põllumaa, and the interior design was created by ARS Projekt. The international real estate company Colliers is the partner of Roseni House in finding and contracting tenant partners.

According to Peeter Küti, the director of Roseni Kinnisvara OÜ, the construction of Roseni House is a long-planned and carefully considered step that results in a modern office building with distinguished architecture in the center of Tallinn. "Roseni House combines high-class architecture, an exceptional location, energy efficiency, and premium office spaces. It is a very visible building in a very good location, in the popular Rotermanni quarter, which is one of the faster and more comprehensively developing areas in Tallinn. Roseni House is easily accessible, there are convenient parking spaces for both tenants and visitors to the building who can park short-term in front of the building," explained Kütt.

The new building offers visual appeal to tenants and visitors not only from the outside, but also from the inside. The building features an atrium with glass walls and ceiling extending to the sixth floor, which brings plenty of daylight and breathing space. At the same time, the building uses modern technical solutions that make it as energy-efficient as possible. It is an A-energy class commercial building with both a solar power plant, electric car charging stations, and a bicycle parking area.

"The Roseni House, which will be completed this autumn, creates a unique opportunity for companies for whom it is important to have offices in a prestigious location in the city center. The building has excellent accessibility and visibility. The architects of the building have positioned an office building with a floor area of 1,700 square meters in such a way that window-side work spaces are available to many. An A-energy class building together with a supporting solar park helps save particularly valuable energy today. The functional office building offers future tenants convenient parking options in a spacious underground parking garage with electric car charging stations, as well as a secure bicycle parking area," commented Avo Rõõmussaar, senior partner at Colliers, and added that the Rotermanni quarter, where Roseni House is located, is highly favored by companies thanks to its diverse environment, and it is undoubtedly one of the best places in Tallinn to work.

Roseni House is located in the heart of Tallinn in the Rotermanni quarter, which lies between the old town, the harbor, and Viru Square, and is a historically important area – at Viru Square, the Tartu, Narva, and Pärnu roads already intersected in the 19th century, and it is also Tallinn's official center. The Rotermanni quarter contains historic buildings almost as densely as Tallinn's old town. In Rotermanni, there is a rare opportunity to spend quality time in a quieter and smaller urban space, discovering shops, restaurants, and wine bars for both everyday and refined tastes. This unique quarter, which is home to many leading companies and institutions in its field, is located approximately 1 km from the harbor's A-terminal, approximately 900 m from the B-terminal, and 200 m walking distance from the Viru hotel/center.

The topping-out ceremony of Roseni House is planned for January, and tenants can move in starting from the autumn of this year.
