Oru House with Open Terraces Rising at the Edge of Kadriorg in 2026

Real estate company Metro is building the five-story Oru House on the edge of Kadriorg, near Lauluväljak, with spacious terraces. The building contractor is Grand Ehitus and work will begin in December of this year. Oru House will be completed in the second quarter of 2026.

The five-story Oru House rising at Narva maantee 120 offers thoughtfully planned guest apartments as well as office and commercial spaces. The building, which is in energy class A and features modern heating and cooling solutions, has French balcony windows on the lower floors and spacious terraces with views of Tallinn Bay, Lauluväljak, and Kadriorg Park on the top floor. The building's architecture is inspired by the region's greenery, sea, and limestone band, and the construction solution uses sustainable materials such as glass, thermally modified wood, and brick.

According to Ain Kivisaar, managing director of Metro (Metro Capital OÜ), a real estate company focused on creating modern and sustainable living environments, a construction contract for building Oru House was recently concluded with Grand Ehitus, a company known for its experience and quality construction projects. "We are starting the building's construction work still this year and the house will be completed in the second quarter of 2026."

Kivisaar added that the state of the real estate market provides confidence to proceed with the development project. "Construction prices are still relatively favorable due to the sector's downturn. It is quite likely that as volumes grow, construction prices will start to rise, and in turn, real estate sales prices will react accordingly." He explained that buyer confidence is also influenced by the VAT increase planned for next year, which is expected to reach real estate in the second half of 2025. "Therefore, an increase in activity is likely in the near term, and those who have the plan and means will make their purchase decision before the tax changes," Kivisaar stated.

Oru House is being built by Grand Ehitus, which has constructed numerous complex and outstanding buildings and has experience in building luxury residences as well. Owner supervision is provided by Telora-E AS, which is one of the leading experts in its field in Estonia. The architectural solution has been created by the renowned Estonian architectural firm Arhitekt11.
