Terminal Oil Raadi Service Station Gets CRAMO as Neighbor
Kaarsilla Kinnisvara is developing a commercial and warehouse building with approximately 1000m2 of construction space in the Raadi area. The development is located next to Tartu, in one of the fastest growing regions (in Tartu municipality, Vahi village) beside the Terminal Oil Raadi service station. CRAMO will be the tenant of the building to the extent of 50%, and the building construction contract was concluded with Embach Ehitus OÜ.
The plots are located in a very good logistical location, on the edge of the Jõhvi-Tartu highway, at the intersection of the planned Tartu Ring Road and the Jõhvi-Tartu highway. The continuous development of the region is evidenced by the fact that there are currently 6 major residential developments in the surrounding area. Additionally, in the past two years, 2 retail stores – COOP and Grossi groceries – have been added to the area.
According to 2020 road authority data, this area was traversed by 8,700 cars per day. As a result of infrastructure development, traffic frequency in the region is on an upward trend. In the form of cycle paths, there is a convenient connection to the city for pedestrians and cyclists as well. Nearby are public transport stops in Tartu city.
Based on initial plans, the building at Nõlvakaare 8 will be completed in August of this year. Adjacent to the completed building are two plots at Nõlvakaare 4 and Nõlvakaare 6 which are free for development. The total size of the three plots is 21,454 m2. The plots at Nõlvakaare 4, 6 and 8 have a total of 7,300 m2 of construction space. Commercial buildings are allowed with a maximum height of 12 m. The properties are being developed by Kaarsilla Kinnisvara.
