Nordecon and US Real Estate Signed a Large-Scale Construction Contract – Golden Gate Office Building on Ahter Street to be Completed in Spring 2025

Rotermann Plus, the owner company of the Golden Gate office building being developed by Nordecon and US Real Estate, signed a contract with the developer for the design and construction of the Golden Gate office building at the seaside gate of the Rotermann Quarter, as a result of which the building will be ready for tenants to move in as early as spring 2025.

The office building with six above-ground and two underground floors has a gross area of approximately 19,500 m2, including 102 parking spaces. The total contract value of the works is 23.5 million euros excluding VAT.

„The Golden Gate office building construction contract is of significant importance to us. This building will be a visiting card and a gateway from the harbor to the city center and vice versa. It is gratifying to implement the client's vision of an integrated urban space that successfully combines the historical with the innovative together with Nordecon's strong team," said Tarmo Pohlak, member of the management board of Nordecon AS.

„In cooperation with REME Group, we will be finishing the Golden Gate concrete works in the second half of December and the building will reach its peak height. We thank the REME team for their excellent work despite the challenging conditions in the city center traffic management. We will continue the design and construction work of the building with Nordecon, who has proven themselves to be a trustworthy and quality construction partner through our previous joint projects. I am confident that as a result of this cooperation, this iconic development project will also receive a worthy implementation," commented Uko Paasik, member of the management board of US Real Estate.

The Golden Gate office building will be constructed in accordance with LEED Gold requirements, which means that already in the design phase, the building's ecological footprint has been considered and a sustainable approach is followed in construction. The certificate application is greatly facilitated by the preservation and reconstruction of the limestone building that previously stood on the Ahtri 6 property.

„In today's turbulent economic environment, one can only commend a developer who, despite the general uncertainty, is determined in their development activities and is moving forward long-term valuable projects," added Pohlak. „Nordecon and US Real Estate are connected by long-term meaningful cooperation. We have previously built together in the Rotermann Quarter both the Rotermann Ajamaja and residential and business buildings at Rotermann 10 and Rotermann 18."

The architectural solution for the building has been created through the collaboration of the Arhitekt11 team and architect Raivo Puusepp, the interior architect is Meelis Press. The first floor of Golden Gate is designed to have retail spaces and restaurants with outdoor terraces, while the upper floors will have A-class office spaces with extraordinary views of the old town, the Song Festival Grounds, the harbor area, and the already completed Rotermann Quarter. Parking has been moved underground and a green terrace with solar panels will be created on the building's roof.

The building also features several innovative technical solutions – for example, artificial intelligence AI in the completed building will monitor the presence of people, their numbers, and consumption patterns. Energy prices will also be analyzed automatically to optimize the building's automation systems, including ventilation, heating, and cooling, taking this information into account.
