Nordecon and Embach Ehitus Building a Unique Nature Spa Hotel Rising on the Northern Shore of Lake Peipsi
The developer of Uusküla spa hotel, Loodusspaahotell OÜ, has concluded a main construction contract for the construction of a unique nature spa hotel being built in Alutaguse parish with Embach Ehitus OÜ and Nordecon AS, which belong to the same construction group. On the territory of the former Sillamäe chemical plant's recreation base, the nature spa hotel with an architectural solution that blends into nature is scheduled for completion in the summer of 2026, and the contract value is 28.3 million euros, to which VAT is added.
"A first-of-its-kind nature spa hotel is being built on the northern shore of Lake Peipus, which stands out for its nature-centric location, nature-valuing architecture, and nature-inclusive service solutions. The nature spa hotel has been designed to meet the quality requirements of the LEED environmental certification gold level, which gives the nature spa hotel to be built a high international environmental recognition," commented Jako Kapp, member of the management board of Loodusspaahotell OÜ developing the complex and concept leader. "The planned nature spa hotel is not merely an expression of function and form, but an experience that enhances the physical and mental well-being of visitors. The hotel is planned to have 96+1 multifunctional rooms, all of which are at least 30 square meters in size. This provides space to relax, not just to sleep, which is a central argument for conscious, demanding, and quality-appreciating visitors. Since nature spa hotel visitors will be demanding regarding quality, our goal is to ensure consistently high quality in everything – in architecture, interior design, furnishings, technical solutions, service, and construction. Based on this, we are very pleased to begin cooperation with Embach Ehitus OÜ and Nordecon AS".
"Spa culture is highly developed in Estonia and client expectations for new, more comfortable and luxurious conditions are constantly growing. The Uusküla spa hotel will certainly meet these expectations with its concept that allows for privacy," said Tarmo Pohlak, member of the management board of Nordecon AS. "The northern shore of Lake Peipus is an excellent, previously properly undiscovered location for such development."
"The Uusküla spa hotel will be completed through cooperation between Nordecon and Embach Ehitus, we have a great advantage in applying the experience of multiple companies within the same group and a diverse team. We have accumulated quite a few spas, pool centers, and hotels in our group portfolio, and we can transfer this competence to the current project in the best way possible," added Andres Salusaar, member of the management board of Embach Ehitus OÜ.
To find the architectural solution for the spa hotel rising in Uusküla village approximately 200 meters from the shore of Lake Peipus, an invited architectural competition was organized in 2022. The jury selected the solution by the joint team of Kuu architects, Kino landscape architects, and Pinki interior architects named "Kaheksa" as the winning work. The interior architectural designer for the nature spa hotel is ArtAku Interior Architecture Bureau and the main designer is Projekt O2.
The construction of the Uusküla spa hotel is co-financed to the extent of 13 million euros from the funds of the European Union's Just Transition Fund for Ida-Viru.
