A cornerstone was laid for a residential building on Allveelaevas Street in Noblessner
The Allveelaeva 2 building, constructed as part of a joint development project by Merko and BLRT, is rising at the edge of Noblessner's city center. The building with 83 apartments and six commercial spaces will be completed in early 2027.
Over 500 families have already made their home in Noblessner, and several well-known business and service companies operate in the district. The recently cornerstone-laid Allveelaeva 2 building still has two to four-room apartments available. The first residents will be able to move into their new homes at the end of 2026.
Tiit Kuusik, who is responsible for Merko's development of apartment buildings in Noblessner, emphasized at the cornerstone ceremony that since the construction of Noblessner's first new residential building began in 2016, the harbor district has undergone tremendous development. "In place of the former closed industrial area, people await a unique waterfront urban space that offers excellent opportunities for leisure activities. Noblessner is a home that has no equal in Tallinn in terms of either location or the quality of a home-like public outdoor area," said Kuusik. In 2020, Noblessner won the title of the Baltic region's best urban space development.
According to Ivar Piirsalu, real estate development director at BLRT Group, the development of Noblessner is not stopping. "Over the last ten years, 17 buildings have been constructed and renovated here. In addition to the construction of the Allveelaeva 2 apartment building, Tallinn's most waterfront apartment building projects are being designed today for the Lennusadam 7 and 9 properties in Noblessner," said Piirsalu. Along with four buildings, a number of public urban spaces will be created around them, extending partially directly into the sea. The historic submarine factory hall and several protected heritage structures will become a recreational area, and Noblessner's sea promenade will be renovated up to Lennusadam.
The Allveelaeva 2 building, completed in early 2027, is a six-story commercial and apartment building with a spacious inner courtyard. The building features roof terraces, higher-than-average ceilings, and large windows, with a total of 83 one to five-room apartments ranging from 42 to 161 square meters in size. On the building's first floor, over 1,200 square meters of commercial space will be created, with convenient direct street access. Parking spaces for cars are safely located underground, leaving the above-ground courtyard area for greenery and residents' rest and activity areas.
Noblessner is a modern, human-friendly urban space created on the site of the historic submarine factory. The car-free waterfront living environment here is characterized by historically industrial buildings with grand architecture, a marina, award-winning restaurants, vibrant cultural life, and quality new apartment buildings. Noblessner has received numerous awards both in Estonia and internationally. Most recently in 2025, the "Pesa" metal and light art installation, which values the region's history, won a special prize in the environmental design category at the Golden Egg competition.
