New Product in the Real Estate Market – LoftOffice
In recent months, the commercial real estate market has increasingly heard the term LoftOffice, which refers to a building where a company's warehouse, shop, and office are located in one functionally designed space. The emergence of this concept was caused by problems in the small business sector, where existing business premises did not provide a good enough opportunity to quickly display and present their product or service for sale.
Previously, there were clear boundaries between warehouse, sales, and work environments – with the LoftOffice concept, these disappear and a single integrated space is created. In addition to cost savings, the integrated space also ensures a more efficient work environment, where the social aspects and creativity of team members improve.

The word Loft in the concept's name stems primarily from high ceilings and urban style, which makes the environment noticeably more attractive, spacious, and interesting – especially for the customer – while meeting the standards of a shop or office. It is convenient for the customer to move around any part of the space and conduct sales. In the interior design, there is an opportunity to distinguish mezzanine floors, which make office work noticeably more open – communication becomes more direct.
In the LoftOffice concept, the share of commerce is larger and therefore these are more demanding in terms of location, and are located rather in developed or developing areas. The buildings must, similar to retail, be highly visible and easily accessible.
The first pioneer of such a concept is the Ülemiste LoftOffice or ÜLO business building rising to Tallinn at Suur-Sõjamäe 13a, which will be completed in spring 2020. Next will be LoftOffice twin buildings in Lasnamäe in the Tähesaju area.
