New Downtown Office Building Maakri HUB Opens Doors This Summer
In the heart of Tallinn on Maakri Street, the construction of the new office building Maakri HUB is in its final stages and is scheduled to be completed in June. Not many new office buildings will be completed this year and Maakri HUB is one of the few that will bring completely new spaces to the rental market. Maakri HUB, which fits perfectly with the high-rise buildings of Maakri Street, brings over 9,000m2 of new A-class office space to the city center's most popular business district.
New Land real estate broker Aira Veelmaa noted that this year an exceptionally small amount of new office space will come to the market in Tallinn and a large portion of it has already been claimed by tenants. "There is still interest in new office spaces and premium solutions are preferred, however, companies now want to implement the idea of moving faster and long waiting periods are not attractive. When making plans, companies want certainty regarding the building's completion date, and this can primarily be offered by completed buildings. Since only half a year remains until Maakri HUB is completed, we can offer our clients the opportunity for a quick move, which is now an important argument in making decisions about new office rentals," said Veelmaa.
According to Sven Mihailov, several prominent tenants have already announced their move to Maakri HUB, including Piletilevi, Lartus, Fausto Capital and others opening their offices in the new tower building. Several negotiations are ongoing with various companies providing financial, IT and legal services. All offices are built according to the client's wishes and early joiners can start using their new office spaces at Maakri HUB this very summer together with others.
Maakri HUB stands out primarily for its contribution to environmentally friendly and economical real estate development. "Since the building is being constructed on the site of a former media house, by following the principles of reuse, we were able to utilize the existing strong structure, around which we built a new modern and energy-efficient office building. Maakri HUB will have economical maintenance costs, be environmentally friendly and have a pleasant atmosphere with its many rest areas, light-filled spaces and beautiful interior," said Sven Mihailov, representative of the building's developer Fausto Capital.
According to Sven Mihailov, companies are increasingly emphasizing green issues and want to be located in offices where this is paid attention to. "As proof of our responsible construction methods, we are seeking BREEAM green certifications recognized across Europe for Fausto Capital's developments. Our other development, Fahle Park, received the rare BREEAM "excellent" certificate, which is the highest possible level and also the only one in Estonia. Maakri HUB has been designed according to the same principles and Fausto Capital plans to seek a BREEAM certification for Maakri HUB as well," explained Mihailov.
