Mustamäe Gets District's Largest Residential and Commercial Real Estate Development - Mustamäe Heart

Next to Mustamäe Center, a new commercial and residential district, Mustamäe Süda, will rise—the largest real estate development in the region. This approximately 55,000 m² residential and commercial quarter will bring modern medical and everyday services, retail and entertainment to the area, creating a comprehensive and contemporary living and working environment for Mustamäe. The development will be completed by the end of 2027.

"Mustamäe is one of Tallinn's largest districts, and by population, it would rank as Estonia's third-largest city if independent. There is a strong community here that deserves the best living environment, where everything needed for life is available with quality, speed, and convenience," said Kertu Irves, marketing director of Mustamäe Süda.

She added that the goal of the revitalized district Mustamäe Süda is not to be the largest center in Tallinn, but rather the most cozy and community-oriented hub. "Just like Tallinn Airport: not the world's largest, but the most user-friendly. Mustamäe Süda is being created in the same spirit," she emphasized.

The five-minute city principle

While Tallinn as a whole is moving toward the 15-minute city concept, Mustamäe Süda has set itself the goal of providing the community with an even more convenient living environment, where everything important is within five minutes' distance: home, work, shops, sports facilities, medical care, and entertainment. The focus is on people's time and well-being—more time for themselves, family, friends, and community.

The new modern district consists of four major developments

Manhattan, a 24-story residential tower, which will become Mustamäe's landmark. The residential development contains 212 apartments, plus commercial spaces and approximately 880 m² of Estonia's largest rooftop park. The residential tower is being developed by TTP and is scheduled for completion in 2027.

Tammsaare Health Building brings together medical and healthcare service providers in a six-story building. The health building aims to bring together health specialists from various fields under one roof and offer patients convenient and comprehensive service. Nine family medicine practices have joined, as well as SYNLAB, several dental clinics, physiotherapy practices, Nordoptika, and the Saltroom salt therapy center. Tammsaare Health Building is being developed by Scandium Real Estate and the development will be completed as early as 2026.

Maido Lüiste, managing director of Scandium Real Estate, stated that since health is one of the most important focuses in people's lives, healthcare services should be accessible and available. "We are pleased to enrich the Mustamäe Süda district by making healthcare services more accessible to all residents of Mustamäe and creating an environment with a wide range of health-promoting and health-improving options. More than a third of the health building is already occupied by service providers, and we are actively in discussions with medical companies to bring even more medical and healthcare service providers to Mustamäe," said Lüiste.

Mustamäe Center will become the most convenient district everyday center through renovation in 2026-2027, bringing together more than 50 shops and service providers under one roof. The center features Estonia's most popular Apollo cinema, Rimi grocery store, a sports club, a diverse selection of beauty and wellness services, plus a food court with 14 cafés and restaurants, offering quick meals from morning to late evening for city residents. In the coming years, Mustamäe Center will add several quality shops to better meet the needs of the local community.

Parking building connects residential, health, and commercial areas into a whole

The Mustamäe Süda district will also include a 4-story parking building with 550 parking spaces, from which it is easy to move to the residential area, commercial area, or healthcare services.

"Mustamäe Süda will already be the heart of the Mustamäe and surrounding area community in the coming years, connecting everything needed in everyday life: good food, shops, health and leisure services. It is a heart that will beat along with the daily lives of Mustamäe residents," noted Kertu Irves, marketing director of Mustamäe Süda.

The developers of Mustamäe Süda are Mustamäe Center, TTP, and Scandium Real Estate. The construction partners are Eventus and TTP. The new residential and commercial center will be completed in two phases in 2026 and 2027.
