Monthly Review: Average Price per Square Meter of Apartments Reached a Record High of 3,251 Euros in Recent Years

The average price per square meter of Tallinn apartments rose in October to a record level of €3,251 in recent years, which has only been exceeded once in a single month when it reached €3,400 in December 2023, comments 1Partner Real Estate analyst Elia Vääri.

The average price per square meter of Tallinn apartments was €3,251 in October and €3,175 in the previous month, with the price per square meter falling below the €3,000 mark for the last time in July 2025. "If in the first half of the year the average price remained fairly stable around €3,100 and fluctuated by only a few dozen euros between months, then since July we have seen three months of increases," explains Elia Vääri. In October, a total of 801 apartment sales transactions were completed in Tallinn.

According to 1Partner Real Estate analyst, the median price of apartments in October was €2,955 and in September €2,978 per square meter. "This year the median price of apartments has repeatedly approached the €3,000 mark, but the slight decline that occurred in October suggests that the price level remains relatively stable," describes Vääri.

A total of 990 real estate sales transactions were completed in October with a total value of €182 million. "Transaction activity has remained fairly stable over the past year. The real estate market is typically quieter at the beginning of the year, while activity increases again after summer and at the end of the year. We have seen this typical seasonal pattern this year as well, although transaction activity in October decreased somewhat compared to September," says Vääri. In addition to apartments, 35 developed residential properties and 3 residential land plots were sold in the capital during the month, with the most expensive property changing hands for €1,600,000.
