Why Choose a Home on the Ground Floor?

Apartments on the ground floor are a necessary niche in our real estate market, offering both a more affordable price compared to traditional options and interesting floor plans.

Ground floor apartments can be divided into two types

The first consists of those where the apartment layout spans two floors and the first floor is located on the ground level. Such apartments can have very interesting spatial solutions and interior design, as they can showcase, for example, stone walls or wooden beams.

The layout of such apartments allows for creating more privacy – for example, bedrooms and a bathroom/sauna or utility rooms can be built on the ground floor. A bedroom is only used at night and therefore it is not important what view is from the window or how much light is in the room. However, we spend the most time in the living room-kitchen, and if this is built on the first floor where there is sufficient light, then the ground floor is not perceived as limiting.

The second variant has the living space located entirely on the ground floor. However, the buyer base for such an apartment is limited, and it is rather a good opportunity for some small business or also as a rental apartment where the resident does not spend much time.

Ground floor apartments attract with good pricing

Since the ground floor is not equivalent to floors located completely above ground, this also affects the price. On average, a ground floor apartment is 20-30% cheaper than a 1st floor apartment with exactly similar level of completion and finishing.

Ground floor apartments are most often located in old residential buildings, while they have also been built into new buildings. Those built in the latter are distinguished from older ones in that they meet modern building requirements – thanks to shafts, there is more light in the apartments and room ceilings are higher.

Although the buyer base for ground floor apartments is small, thanks to the more affordable price, these always find a new owner. Especially when the layout is reasonable and the finishing is cozy and of high quality. For young families with smaller borrowing capacity, these are a good option too, as for less money you get a lot of necessary space.

Most of this type of apartment is offered in old wooden houses in Kalamaja, Pelgulinn, Uus-Maailm and Kadriorg.

Therefore, an apartment located entirely or partially on the ground floor is a niche product with its own specific buyer base. The days when such living spaces were known as damp and moldy basement apartments are long gone. Modern building techniques and standards ensure that a ground floor apartment has light, air, and comfort.
